Inventory across Menlo Park and Palo Alto continues to feel unusually constrained for a spring market—traditionally the most active listing season in Silicon Valley real estate.

I started the day in conversation with a founder actively looking to acquire property for a hospitality concept in downtown Truckee, clear evidence that buyer demand and capital deployment remain strong. Yet on broker tour, the story shifts: fewer listings, high absorption, and outsized competition for anything move-in ready.

Homes that are turnkey, or even those requiring light updates, are consistently attracting multiple offers. This suggests pricing isn’t the issue. Instead, the question becomes: why are sellers holding back in Santa Clara and San Mateo Counties?

A few emerging themes:

  • Corporate relocation softness: Fewer inbound moves tied to major tech employers compared to prior years.
  • Rate lock-in effect: Sellers holding onto sub-3% mortgages, hesitant to re-enter at today’s rates.
  • Economic ambiguity: Layoffs, equity volatility, and macro uncertainty are reinforcing a “wait and see” mindset.
  • Lifestyle inertia: Without a forcing function (job change, family shift), many homeowners are choosing to stay put.

The net result: tight supply + resilient demand = continued upward pressure on well-positioned homes.
