Palo Alto Broker Tour Report

I usually love a drive into Palo Alto Hills, but given the number of properties on tour and other obligations I had to make some cuts in what I saw today, so didn’t make it to the first two. To me this tour had the theme of new builds, by the third one I almost didn’t want to go in as they all follow virtually the same template – I mean the most exciting thing you can find is groovy wallpaper or tile if the developers were daring enough! The houses were all shapes and sizes today, including one that has an unforgettable Cotswold roof!

 

Palo Alto 230 – Palo Alto Hills

My takeaways: This is a brand new build. Very typical of new builds, a lot of square boxes, 90 degree angles and white walls! The big thing to note here is that Ross Rd is a busier street and this property is right across the street from the YMCA so there will always be some traffic flow.

My takeaways: This home offered a super choppy layout. The Primary is on the bottom floor will be an issue for some families, and is at the front of the house so not particularly private, and the upstairs is more 2 bedrooms and a sitting room. The sitting room is being counted as a bedroom but it doesn’t have a door. The house also has updates that follow a modern aesthetic while other parts of the house remain traditional which made for an odd mix vs a chic mix of styles!

My takeaways: Full disclosure the main house is 4 bedrooms with 1 bath, and the ADU is 1 bedroom, 1 bath. Yes, there is a sitting room that could be turned into a bedroom in the ADU but the 1 bathroom is still in the bedroom which would be odd for two people to share. The property is completely updated and feels like a bit of a compound with the 3 structures on it; house, ADU and garage.

My takeaways: The property needs work, I’ll venture to say given the lot size… One could consider moving in, getting plans together and approved for renovation and expansion, and find themselves with a lovely new house within 2.5 years!

My takeaways: I missed this one. This street is cut in two and I turned down the wrong side but to get to the other side I had to circle all the way around because the cross street has a median in the middle… too much I short circuited and just moved on! Park Blvd runs alongside the train tracks and is right by the crossing so one will have noise pollution from the train.

 

Palo Alto 236 – College

My takeaways: I was on my way to see this and then remembered what the listing agent advised and skipped ahead given the tour had quite a few properties to see! This property is there to be reinvisioned!

Palo Alto 239 – Crescent Park

My takeaways: This is a new build. Very much represents what new builds are these days, very square, a lot of right angles, white walls and blond wood floors. What was interesting about this property is that it didn’t have a basement and most developers will tell you, you need a basement to get the extra sq footage to get your investment back. This house is in a great neighborhood but it does sit on a main cut through street to University Ave so something to keep in mind. 

 

Palo Alto 241 – Professorville

My takeaways: This was the talk of the tour! Just look at the pictures and you can see why. It is a house that feels more like it should be in Carmel, or popped right out of a story book with its Cotswold roof. The house has been thoughtfully updated to keep its soul, so to speak. The only point against it is the Primary (which is stunning and steps out to the back garden) is downstairs but there is 1 other bedroom downstairs so I think a young family could make it work.

My takeaways: I’d argue this would be more comfortable as a 2 bedroom vs a 3 bedroom but you could make it work. As I overheard an agent tell their client, “Yes, the 1 bathroom isn’t ideal but the neighborhood and school system is!” With its lot size there is definitely room for expansion.
