Menlo Park Broker Tour Report

Slow and steady seems to be the pace for 2026. Properties still aren’t coming on in droves, and even the withdrawals from last year are slow to re-enter the market. As research shows, most withdrawals are owner occupied so they not only have to sell but then buy which, let’s be honest, is a lot of work, effectively becoming a full time job in and of itself and takes a commitment to sync up the timing. It will be interesting to see at what point this year when listings will pick-up.

My takeaways: I do love these townhomes. I am always so impressed with how quiet this area is despite being right off of I-280 and Sand Hill Rd. This unit has the primary and upstairs bathrooms to be renovated. The sellers did a wonderful upgrade to the kitchen and half bath. It seems they were planning to stay a bit longer, so they just didn’t get to the bathrooms. This unit doesn’t have the best layout. The main floor is the living room and Primary, upstairs are 2 bedrooms and a bathroom, downstairs is the kitchen, dining and family room. Having the Primary right off the living room felt strange to me. These townhomes are popular so no doubt this will move fast.

My takeaways: This is back on the market and priced to move. This is a property that needs quite a bit of work, but is in an excellent location for schools, shopping and access to Sand Hill Rd and I-280.

My takeaways: This is a custom built home, built in 2014, and lightly lived in as the owners lived abroad most of the year. I loved the wood floors, they were a richer color than what you see today in newer homes. A wonderful corner lot in the heart of Menlo Park. The architect did an excellent job with the window placement on the lower level, so there is plenty of light, although one does look out on cement walls. It will be interesting to see if this house moves quickly or if this price range might be stagnant. I say this because of a house I was sure would fly off the market at this price point that is still on the market.

My takeaways: Let’s be honest the 1 full bath for 3 bedrooms is asking a lot of the modern family. That said this is a lovely house, some really nice upgrades, and if I were the new owner, I would put in a lawn from the back sliding doors off the kitchen to the renovated garage and make that officially and indoor / outdoor space.

My takeaways: The location is a ways away from Menlo Park, but this neighborhood off the Bay Road has a lot of families and is very community focused . Most of the streets have some sort of net/hoop and balls in front of the house and offer great, wide neighborhood streets to run around in.  In fact, this area is called Lorelei Manor, and is officially “America’s First Nextdoor Neighborhood” ; it is where in 2010 the platform Nextdoor was started.
