Menlo Park Broker Tour Report

A short and sweet tour today. It was a story of updates and pricing. 3 similar houses – one left in its near original state, one with recent-ish upgrades, and one fully refinished and gorgeous. The pricing through me a bit, as the house that needs the most work is the most expensive but it does have a huge lot which likely impacted the price. Regardless, I suspect all 3 will be sold this week with multiple offers given their location in Menlo Park. The condos, 2 units, same complex –  If only I could have had one of these in NYC!

My takeaways: This home is pretty much in its original 1950’s state. Some great tile work in the bathroom! I’m guessing the price has to do with the lot size? The layout is choppy, so this is a house that while one could move in, prepare to do some work to bring it into 2026. It is 1 house in from a main street so isn’t fully tucked away on a neighborhood street, that said still a highly desirable location.

My takeaways: This house is a steal at this price. I did ask about the price and they said they weren’t sure how potential buyers would feel about the proximity to a main street. While it is true, it does sit on the corner of a main street, the house is surrounded by mature landscaping, is positioned on the property in such a way where you don’t feel like you are on top of the street and has an incredible lot size, so room for expansion. This house is fully remodeled so it is absolutely move in ready. Oh, and the main sitting room has a vaulted ceiling, a fireplace… it was just lovely.

My combined takeaways: Two units, same complex, so thought I’d combine my thoughts.

Overall: Both are corner units positioned at the back of the property with lovely views of redwood trees, and private. Excellent location, very much within walking distance to downtown Menlo Park.

Unit 2 – is on the lower level which is still one staircase flight up. The current owners did an amazing job with styling and outfitting the apartment with built-ins. The built-ins allow for more floor space so the rooms feel big and spacious. I happen to like the positioning of the lower unit, the views felt a bit more picturesque. Worth noting both properties have lovely floor to ceiling windows in the main room.

Unit 6 – is on the upper level which is two flights of stairs up. This one didn’t have any customization work inside. 

The big choice is whether you want upstairs or downstairs, and what view you like better! Both are excellent properties.
