Spotted: In a home gym and I immediately went ‘YASSSSS!’
This letter came up quick! Where did October go?!?!?!
Okay, here’s what kept me busy – I completed another round of outreach in an effort to turn up some off-market opportunities in Menlo Park for a buyer client. I am stalking all properties in Los Altos, Menlo Park and Palo Alto that would work for a young and growing family. And, I dug into Compass Luxury to learn how our in-house experts can support high-end listings and what resources they have at their fingertips… more on that below.
On a more personal front, I discovered a baker neighbor who has bake sales
every single day with their kids hosting. I am ideating on what cool marketing efforts we might collaborate on. More details to come in December.
I also took an amazing trip to the Coastal Redwoods with my dad. A trip, just the two of us, which hasn’t happened in years. Neither he nor I had ever been that far north in California, absolutely stunning! Giant Sequoias next year?
The top of November has me planning for 2026 and what new efforts I’ll start to activate against to continue to drive momentum for my real estate business.

The video for Untitled, shot by Paul Hunter (who I was fortunate enough to work with), jolted culture in a time when all content wasn’t at your fingertips! The word went out that this was a music video to see, and then you had to work to fi nd it, catching MTV just at the right time! Sadly, it took D’Angelo’s passing for me to re-discover the beautiful, deep, rich and funky music he created.

Home Buyer Snapshot: N.A.R. 2025 Profi le of Home Buyers & Sellers
(Transactions from July 2024 – June 2025)
- First-time buyers: Just 21% of all home purchasers — the lowest share since tracking began in 1981, and roughly half the long-term average of 38%.
- Median age of fi rst-time buyers: 40 years old (up from 35 a decade ago).
- All-cash purchases: Accounted for 26% of all sales — the highest level since 2014. (Note: This fi gure does not include buyers who paid cash and refinanced shortly after closing.)
- Repeat buyers: Skew older, with a majority aged 55 to 74.
- Buyer demographics: 61% of buyers were married couples, 21% single women, and 9% single men.
- Long-term context: The share of fi rst-time buyers has hovered near 40% in most years since 1981, making the 2025 decline a striking departure from historical norms.
