I am currently at an home house and as I wait for the next potential buyer I am trying to catch-up on admin! A busy week, that was capped by a trip to Saratoga to see about a house for my client. What a beautiful area! And, because of this visit to Saratoga I had to cut Friday’s tour a bit short. What had all the agents talking was the lack of new properties coming to market. Some say this is a great time to bring a property on because there isn’t a flood of new inventory coming on, but alas there is a lot of inventory that is sitting, and inventory that could be being marked down in the coming weeks. From a buyer’s perspective, I think this is an awesome time as the market isn’t chaos so while you’d still need to act fast for the right property, you’d have a couple beats to think about it.

They were built in 1947, corner windows, a little bit of lawn space. There are 2 others right across front the shared driveway, owned by the same owner, he just wanted the parcels sold off separately. The identical units across the street sold for $3,150,000 (1.5% below asking) earlier this year.

My takeaways: The flow is hard to find this house, it is quite choppy, but everything a family needs is there! The 3 non-primary bedrooms upstairs share a bathroom that would truly feel small if you had 3 kids using it! The bathrooms are ripe for expansion and a re-do. The walls are also textured, sort of popcorn-like, so to modernize one might want to smooth those out. Otherwise this property is situated in the middle of the block on a wonderful neighborhood street.

My takeaways: I covered this one last week. It has been on and off the market for about a year now. A brand new house but sits right next to a commercial building. I dare say, the seller is going to have to lower the price to get some consideration as clearly the market isn’t biting.

My takeaways: Can’t say this is a Penthouse, but it is on the top floor and gets a ton of sunlight! It does need updating, but is the largest unit in this complex and all one level so very family friendly and perfect for those who might still want the space but not all the stairs. There is no pool at this complex but they do offer a shared room that can be rented out and a small gym. Gas and water are included in the HOA.

My takeaways: This Eichler house is lovely and light filled. The expansion to add a primary provides more space than what is usually afforded in this style of house. Bathrooms need a bit of updating and are overall small. A HUGE lot, so to listing agents’ comments, plenty of opportunity to do more with this property.
