Menlo Park/Atherton District Tour Report
Date: Tuesday, October 28, 2025
A shorter tour today. While houses aren’t coming on in huge numbers there are still some quality properties that are coming to market before the end of this year. The Sharon Heights townhome inventory is quite high, believe there are about 8 active properties right now so it will be interesting to see when those sell, or if they get pulled from market with a look to re-list in the new year.
Otherwise, I had a wonderful listing appointment this afternoon, so fingers crossed!

Lot Sqft: 1950
Price: $2,550,000
HOA: $840 p/m
Listing Agent remarks: Excellent location on the fairway for this lovely 3bd/2.5bath townhome!
My takeaways: These townhomes are solid. Overall great sized space, nothing feels cramped. This townhome has an incredible view of the golf course and is move in ready. The only downside is Sand Hill Circle, circles around an executive office building. There are trees so it really isn’t too disruptive but it also prevents it from feeling like more of a neighborhood.

My takeaways: Loved this house. Great wallpaper! Smart layout, great outdoor space, efficient use of the downstairs space. There is 1 bedroom on the main floor and 1 bedroom on the lower level that are both excellent guest suites, absolutely perfect for the upcoming holiday season so no one has to decide who stays with us, and who needs to get a hotel room!
Listing Agent / Broker: Carol, Nicole & James, Compass
Address: 1357 Johnson St
Bedrooms: 3 – Bathrooms: 2 Full, 1 Half
Sqft: 2120
Lot Sqft: 6155
Price: $3,595,000
Listing Agent remarks: Jewel box on highly desirable street, short walk to Downtown, don’t miss!
My takeaways: This house had so much charm. Ultimately, it is the charm of an older, well cared for home. Crystal doorknobs on the closet, a more formal living room and dining room, 2 great fireplaces, an amazing front porch and a backyard that is meant for some running around. The house does sit close to a main street, but the house next to it is on quite a sizable lot which acts like a buffer for 1357 Johnson to that main road. Excellent location, one can easily make a habit of going for a morning walk to grab that coffee on Santa Cruz Ave in downtown Menlo!
ATHERTON 291 – El Camino to Alameda
Listing Agent / Broker: Kay Wang, Parc Agency Corporation
Address: 261 Camino Al Lago
Bedrooms: 6 – Bathrooms: 6 Full, 1 Half
Sqft: 6300
Lot Sqft: 31681
Price: $14,280,000
Listing Agent remarks: Thoroughly renovated and ready for move-in!
My takeaways: Huge piece of property. This house was a mix of styles. In some areas it felt completely modern, in others it felt a bit more traditional. I loved the circular staircase as one entered the property and the bedrooms were smartly laid out on the 2nd floor. The main floor had a great flow, offering a lot of light and a guest suite. The downstairs of this house felt like a bit of an after thought. The backyard offered a glorious pool.
