Not A Typical Tour Day

I was off to the races yesterday, which is why I am settled in on a Saturday at the kitchen counter typing away and watching Alabama vs. South Carolina toss the pigskin around, as they say! Let’s see, the day started with my standing Friday breakfast with PAUR, one of the Rotary organizations in Palo Alto, CA. I was then off to pick-up a fellow agent to make the trip to Compass, San Francisco for a morning or networking with agents from all over the Northern California territory, next up the drive back South to Los Altos to meet with my client who wanted to view the following properties… I am advocating forcefully, yet respectively that they have the Mercedes Ave property a serious consideration, as it ticks a lot of their boxes. Then home to catch-up on emails and texts, followed by a hot shower and off to my usual Friday spot, Terún on Cal Ave here in Palo Alto!

 

There you have it… a day in the life… ha!

 

Los Altos 211 – North Los Altos

My takeaways: Completely taken with this property. Tucked away on a quiet street, a welcoming entrance and a wonderful property. The 2nd and 3rd bedrooms were a wonderful size with vaulted ceilings featuring sky lights, they also had corner, paned windows which I think add so much character. The Primary had some excellent window upgrades that allowed the light to pour in. While the living space was on the smaller side, it is so clear how to expand this space if you really wanted to do that. The ADU is brilliantly separated from the main property which allows for a tenant, or should you choose, the fencing can be removed and the ADU be fully incorporated into the flow of the property. As I said in my opening, my clients should really think hard about this one! Worth noting, the house is 3 bedrooms 2 baths with the 4th bedroom and 3rd bath located in the ADU.

My takeaways: I am a bit shocked this property has been on the market for over 2 weeks. Usually, properties anywhere near and on Almond Ave go quickly given their proximity to downtown Los Altos and the excellent schools within walking distance. That said, I can see why this property has been on the market a bit longer… It is an excellent project! While it is move-in- ready, there is an opportunity to knock down some walls to create a beautiful open living space as the layout is very choppy right now. This lot, while large, doesn’t feel quite as large as one would think, my theory is, it is because the house is set back from the street giving it a larger front lawn. It also has a wonderful stroll up to the front door with flowers and plants abounding, but this ultimately takes away from having more backyard space.

My takeaways: This house is very similar to Mercedes offering more living space, and much closer to Cupertino for those who are all about Apple, but farther away from downtown Los Altos. There is an opportunity to knock down some walls and open the space up. It feels like there were some quick upgrades made in the bathrooms, namely because they felt really generic, to get the house ready to present with the goal of getting the best and highest price. The bedrooms are all a generous size with the kitchen being more sequestered and a space of its own with room for a breakfast table which to me is a nice change from the wide open spaces with all rooms in one!
