Let’s see what’s good? Palo Alto has 72 activity single family home listings as of today, and a number of those have had price reductions, should this be any indication on how buyers and sellers are feeling! I am looking forward to a relaxing weekend with a bit of work mixed in! I plan to check-out a Calenda parade happening on Cal Ave in Palo Alto, and will be hosting and open house at this cute property on Sunday, so come say ‘hello!’

My takeaways: I think the story on this one is the lot. This was an Eichler whose remodeling over the years hasn’t done the house justice, and most of the effort has been placed in the kitchen and main room. The primary bathroom is tiny, let’s just say a relationship could be strained navigating that small space! One would have to weigh updating the house vs creating a new.

My takeaways: True story. In the center of this house is a tractable roof, originally built in the 70’s that the listing agent is getting pricing on to fix so it works once again – an awesome unique touch. This house had a great vibe to it. It was open and had a wonderful flow to it as I moved from room to room. There is room for updating, especially the floors as there were many different levels, but overall a great house and if the buyer gets the roof working again, an absolute show stopper!

My takeaways: Love, love. The stage is set for this house with the beautiful front yard and enclosed seating area. It also has a side porch and backyard offering many opportunities to enjoy the outdoors. The sellers have been there for 40 yrs and have loved the house in full.

My takeaways: I struggle with the stock Mediterranean house, the vision is rarely woven through the property in full, and well, this house lives up to that less than full vision. This house has a lot of details covered; an outdoor fireplace (with glass doors which felt more indoor than outdoor), sauna, theater, downstairs bar and wine cellar. For this price point, me personally… I would want more yard space or a lot that was better optimized between house and yard space.

My takeaways: I swung passed this house and missed the fact that it didn’t show until 12pm! This house is on a subdivided lot so has a house directly in front of it.

My takeaways: This house has been on the market for some time and this is the 2nd price reduction, below are my takeaways:

 

This is a brand new build. Located on the lovely Crescent Dr. They did a great job with positioning the house on the lot so one doesn’t particularly notice University Ave which is a main thoroughfare here in Palo Alto. They put in 2 kitchens upstairs to accommodate different cultures, a nice touch. I think this house would be tough for a young family as the bedrooms are split between the upstairs and downstairs, there are also stairs in the middle of the property so not particularly child friendly. The house has an odd flow to it, it feels choppy. The downstairs feels cavernous, just a lot of space that I am not sure would fully be utilized. It almost feels like 2 houses, the upstairs and the downstairs, but for those who have long staying guests it could be perfect.

My takeaways: This was on the market earlier this year. It was pulled, they did some landscaping work based on potential buyer input and reduced the price. I am floored that this house did not sell. I went back to simply hang out in what I think is an amazing space. Literally out of every window you can see the green of the trees and vines. The current owners never moved in and the owners before that were a couple with no kids so the house has been gently lived in with a major remodel done in 2017, I believe. This house will continue to linger in my mind!

My takeaways: This is an okay cottage within walking distance of downtown Palo Alto. The house has an updated kitchen that doesn’t really fit the original charm of the house and there is a full bathroom right off the main room which is sort of strange – feels like the entry way should have been around the corner.

My takeaways: Gutted right down to the studs in 2018 – beautifully and thoughtfully designed and built. This was my first stop on tour and could have easily been my last. Perfection. The wins for me; the stained glass worked in through the house and windows, the brick driveway, the hefty front and back porches, the mini lockers for kid’s back packs and coats, and best yet a story left in the front yard about how the family started collecting gnomes, leaving them around the neighborhood and they left one underneath the tree in the front yard.
