Menlo Park/Atherton District Tour Report

Well my internet gave up on me this afternoon. Nothing like sitting in Silicon Valley with no internet. The internet infrastructure here is shockingly poor for the tech names that live here! So, my hotspot is doing the best it can, chugging along!
Only a couple highlights on this tour, otherwise sort of typical and not much came up this week. Last week it felt like Fall was going to get going and it feels like it is sputtering a bit with what is coming to market. We will see what Palo Alto’s tour looks like later this week.

My takeaways: A very typical new modern house in this area. Blond wood floors, white walls, black window frames. This one has an exceptionally well positioned 2 bedroom ADU. What I didn’t love about the layout is you walk in the front door and immediately see the kitchen which is a bit strange to me, and the upstairs landing feels like a bit of wasted space. Otherwise, a nice sized backyard, and yes a brand new house!

My takeaways: Another new build, that looks very much like an office building, sitting right across the street from a school. The lot is huge and the developers positioned the house to one side to make full use of the backyard. They configured the house to be on an L shape that essentially backs up to the streets creating what feels like a very private and enclosed backyard. This house didn’t do much for me to be honest. The floors seems to have sort of an orangey hue to them vs a lovely blond wood and the black frames needing to support the huge windows were a bit too much for me. I will say, they did a clever trick for windows along the street side, they positioned them at the bottom so once landscaping is in you’ll see greenier vs street.

My takeaways: The current owner loves a good wall cover! The bedrooms are well positioned, and I love the study area they put in the hallway that made use of a sort of empty corner leading into the laundry room. Lovely backyard. Some updates are needed, but this house is a great family house! Oh, originally wood floors that have been wonderfully maintained! Oh, and it would be pretty straightforward to update the exterior to make it feel a bit more current.

My takeaways: Great location and a really charming house. As the listing agents said, and I agree, it feels like a Carmel-By-the-Sea cottage in Menlo Park. It does need updating but the structures are there and well laid out. A wonderful vaulted seating area with a fireplace greets you when you walk in the door.

My takeaways: A stunner. This property has been lovingly cared for over the past 25 yrs. There is absolutely nothing you’d need to do to the house, besides add the paint color you want. There is also a wonderful opportunity to put in an ADU in the existing garage and expand one side of the house to add a ½ bath a better laundry area and create more of a courtyard in the back yard. All that said it is perfect, and a property that will stick in my brain for sometime.

My takeaways: I could have sworn I wrote about this property the first time I saw it, but maybe not! This property has been on and off the market since it was built. It sits way up on a hill and it’s slightly odd as they finished the house and then left plans for further structures you can put on the property. I’ll ask a developer friend why he thinks it’s not selling as this agent had a $32mil property in Atherton that went above ask. Stay tuned!
