Menlo Park/Atherton District Tour Report

I didn’t get to as many properties today as I usually do, I am considering myself on assignment for a developer who has engaged me to help him prospect property. While I am out in these neighborhoods, I am now spending extra time seeing which properties look vacant or rundown to the point where the owner might consider selling at fair market value. I am having an absolutely fun time, exploring the streets through this particular lens!

 

The market is picking up! You can tell by the multiple listings from 1 team they were holding properties back until after Labor Day. A recommendation for buyers… There is still plenty of inventory out there so give it another week or two to see what more comes on the market at the start of this Fall buying season… the exception is if you find your perfect property then… JUMP!

My takeaways: This property was on the market earlier, expired and is now back on to see if it will find a buyer this Fall season. It is a very specific style and a lot of house! The main level has an excellent Primary suite, but all the other bedrooms are on the lower level making it hard for a family with younger children. The selling point of this house is the expansive main floor.

My takeaways: So charming. It is definitely an older house, you can feel it but has been well maintained and is move-in-ready! The backyard is spacious with a lovely deck and tropical feeling landscaping (at least to me!). The ADU in back is a perfect complement to the main house.

My takeaways: The backyard is amazing, it just keeps going, ending in a garage and a chicken coop! The house is a charmer, it needs some updating but would be a great home for a young family… there is an excellent playground in the backyard.

My takeaways: This house has been on the market for awhile and I can’t figure out why! It is completely re-done in a neighborhood that prides itself on the neighbors still knowing each other. The listing agent had another property on tour today and so we had a chance to chat about it. The seller made a choice during the remodel to lose the garage in return for having a larger house… it turns out people still want a garage which is funny, because most people park their cars on the street! Garages become storage space in these parts!

My takeaways: This property was listed earlier this year, and pulled to set the days on market. The following are my takeaways from early July: Great property which I had toured before. It’s been on the market for a bit, so was on tour again today to remind agents of it. Amazing outdoor kitchen and living space surrounded by some stunning landscaping. The converted garage which is now a gym could easily be further converted into a guest house. My last comment on the 23 Almendral Ave listing is if one isn’t attached to the Atherton area one could likely find a larger lot size for the price… well, $1,000,000 isn’t a rounding area but notice the specs from this property to Almendral, the lot size is double. While still in Atherton, Llyoden Park, isn’t as desirable as other parts of Atherton, but I think it is a wonderful neighborhood offering sidewalks and an annual 4th of July party!

My takeaways: This one was swoon worth. Really well done. You can feel the quality fo the constructure and I like a house that has a back staircase for better living flow. The downside to this property is the backyard isn’t as deep as you’d expect for a house that size, and it backs right onto Marsh Rd so you
