Palo Alto District Tour Report

I fell 1 property short! 14 today. I coordinated wrong and didn’t have it in me to turn back around and drive the opposite direction from where I needed to end up! An interesting mix of homes today, some brand new, some lovingly restored, some that are full of potential and just need a little bit of TLC (don’t we all!). This week also brought 4 properties back to Broker’s Tour with price reductions, so be sure to check those out.

 

Palo Alto 231 – Green Acres

My takeaways: This neighborhood was interesting, it looks like a number of the houses were all done by the same developer. Same Mediterranean style, same driveway style, same positioning on the lots. This house had a wonderful backyard offering that no doubt has seen a few good parties. It also had a very functional layout with the rooms being a good size but not so big they feel empty even with furniture in them. The neighboring houses are quite close together so if privacy is your thing this one’s not for you, as well the Hilton Garden Hotel is in the skyline (it’s a few blocks away).

 

Palo Alto 232 – Barron Park

My takeaways: This one has a great layout but needs quite a bit of work, like needing a full overhaul. It is in a great location, as you know from other posts, I am a fan of Barron Park and having grown up on a cul-de-sac they are great for kids!

My Takeaways: This house had such a great feel to it. The natural wood bedrooms that were hugged by trees outside the windows felt so chill, almost like being actually in the woods vs a neighborhood. The backyard was lush and private. The house does need work, not just cosmetic, there needs to be a place for the washer and dryer besides the kitchen. This house has potential!

My Takeaways: I couldn’t find parking! I have been in other townhouses within this community, and they are really well done. It is also a lovely community, off of a very central street that you would never know was there.

My Takeaways: Ummm, I couldn’t find this, even with GPS! Hey, at least I am honest. The GPS was sending me a way that was blocked and then telling me to do a U-turn when it wasn’t possible, and not just because a U turn wasn’t allowed! This duplex is in a mixed use area, so there are commercial buildings next door, as well it is very close to the train which is excellent if you want to walk to the train station but you’ll definitely hear it going by. The properties are within walking distance to California Ave which is a huge win, as Cal Ave is a main hub for food, music and fun. The Palo Alto Chamber of Commerce hosts 3rd Thursday’s on Cal Ave bringing in vendors and musicians.

My Takeaways: Yes, this house needs work, but it is just a cool house. It offers an upstairs sitting area that has a great balcony, big enough to actually put furniture on and enjoy. A great location for those who might be teaching or going for an advanced degree at Stanford.

My Takeaways: The front rooms of this house hold these beautiful lead paned windows! A huge piece of property that is full of potential. Potential is the key word here, the structures are there, house, guest house and a smaller space that could be used as a gym. The actual house has a choppy layout and is in need of updating, and the upstairs space feesl cramped for the size of the house.

My Takeaways: This house could be so lovely! The listing agent’s descriptor is spot on, charm and character that needs to be shined up with some modern functionalities added. The guest house is a full house on a great piece of property that is now being rented. Truth told, the guest house actually had a better yard than the house did.

My Takeaways: This unit is tucked away on the back of the property and gives you no idea you are living on Alma Street, a main thoroughfare. This unit offers a wonderful amount of windows letting in a lot of light which helps to make the1295 sqft feel spacious. Both bedrooms have their own bathrooms which are hard to find so perfect if you are buying the property and plan to have a roommate. The stairs to the second floor are quite steep, so wouldn’t be ideal if you are older and likely not ideal for young kids.

My Takeaways: They have been building this house for 3 years! The story; the sellers bought the property, planned to build, and then found another property they liked better. It is a modern property, offers a great backyard, the opportunity for a bedroom downstairs which is staged as an office right now, and a wonderful amount of windows. The downside is the property borders Embarcadero, a main street that heads out to Highway 101 and sits across from a main traffic light.

 

Palo Alto 239 – Crescent Park

My takeaways: Hamilton is one of my favorite streets. This house is ready for its next family! It offers great ceiling heights, kitchen and bathrooms are up to date. They were smart and put a full bath downstairs so what is staged as a small office, could easily be a small bedroom for a guest. The backyard is small, but has the most luscious green grass and the cutest chicken coop I have ever seen! My only negative is the upstairs feels a bit tight, but I do like the Primary is off to one side with the kid’s rooms being on the other side.

My takeaways: I had written about this property before but for the life of me can’t find it! Offers a huge main level that has a decent flow to it. The property will need quite a bit of work. There are some odd features like an enclosed front balcony upstairs that isn’t really deep enough to do anything with. This property also backs up to the local elementary school which could be a plus or a minus depending on what life stage you are at.

My takeaways: This is a brand new build. Located on the lovely Crescent Dr. They did a great job with positioning the house on the lot so one doesn’t particularly notice University Ave which is a main thoroughfare here in Palo Alto. They put in 2 kitchens upstairs to accommodate different cultures, a nice touch. I think this house would be tough for a young family as the bedrooms are split between the upstairs and downstairs, there are also stairs in the middle of the property so not particularly child friendly. The house has an odd flow to it, it feels choppy. The downstairs feels cavernous, just a lot of space that I am not sure would fully be utilized. It almost feels like 2 houses, the upstairs and the downstairs, but for those who have long staying guests it could be perfect.

My Takeaways: There was nothing not to like about this house. A welcoming entry way, a great floor plan, the basement level had windows and a door that led to stairs that ascend to the backyard. The backyard felt private and a place you’d be lucky to spend time in.

My Takeaways: This one is a charmer built in 1902 and the character remains. With this character comes not an ideal bedroom to bathroom configuration, it wasn’t exactly clear where the primary would be. The space is on the tighter side but it offers huge windows that bring in a lot of light making it feel open and airy. A great backyard with a very well situated guest house.

My Takeaways: The listing agent’s remarks pretty much sums this property up! While modernized the sellers did not lose the Craftsman details. The best part about this house is the Primary steps out onto a balcony that is large enough for two lounge chairs. I told the listing agent, I would put a Nespresso machine up there and start my day with a coffee on the balcony, giving you a chance to ignore the real world just a little longer each morning!

 

Palo Alto 242 – Downtown Palo Alto

My Takeaways: From the street, this house feels like it didn’t go all in on how charming it could have been, something about it that felt a bit sterile. It has a certain charm once inside although it mystifies me why there is a full bathroom right off the dining room?!?! The layout isn’t ideal but the property does offer a splendid backyard and it is an easy walk to downtown Palo Alto.
