Menlo Park/Atherton District Tour Report

The theme of today’s tour was “charm.” The first 3 houses have me weighing the scales of charm. I won’t reveal my favorite, but I’d love to hear what your favorite might be between 555 Hermosa Way, 911 Peggy Ln and 916 Peggy Ln!
MENLO PARK 300 – Alpine Road Area

My takeaways: I’ll start with saying with a level of humor and sarcasm… Does anyone really need an Italian (-esque) Villa in California? But, if you do, this is one to consider, as they went all in on them including a little vineyard to the side. There are two drawbacks to this property; 1) The property sits on a hill that has you overlooking your neighbor’s driveways, 2) The division of rooms is two on the second floor and two on the basement level. At its heart, this is a family home, so unless your kids are of a certain age the placement of the bedrooms isn’t ideal. The property does sit on a private cul-de-sac.

My takeaways: A complete charmer. The floor plan was fantastic, and fantastic for entertaining. All the rooms had the right proportions, no room felt too big, nor small. The backyard was lovely, inclusive of an outside fireplace and grill pit. Really well done.

My takeaways: Another charmer. Completely re-done, so everything feels quite new which is amazing, but does lack a level of hominess vibe that the property on Hermosa Way carries. Located in a lovely neighborhood, where families all know each other’s names.

My takeaways: Right across the street from 911 Peggy Ln. This floor plan is an original foot print vs 911 which has expanded from the original bungalow. Ideal house for a couple, a couple with a young child, or an empty nester/s. As the two bedrooms do share the bathroom I can’t imagine you’d want to fight with teenagers over it! Beautifully re-done.
ATHERTON 290 – Alameda to 280

My takeaways: This property offers a wonderfully scented walk up the driveway, truly, another agent found me hanging out just inhaling the air, ha! The downside here is this property backs up to 280 which is a major thoroughfare, you can’t see 280 but you can hear the hum of the cars going by while you are outside. Once in the house, you don’t notice the sound of passing cars, and you will find this house needs some updating. The kitchen has appliances that are easily 20+ yrs old, an outdated intercom system, and bathrooms are also in need of an update. I also didn’t like that the garage opens up into the family room, but that is a personal POV. All that said, the bedrooms are all a nice size and the layout offers the flexibility to have a bedroom on the main level. Despite 280 this property offers privacy, tucked away on a cul-de-sac with wonderful lush landscaping.
