Palo Alto, CA Broker’s Tour

A dreary and kind of cold day here in Palo Alto, although I shouldn’t complain as I see a massive snow storm (actually I’ll correct that to a white out as I just saw a news headline on the status of the storm!) heading into the East Coast. The market remains slow in regards to properties coming to market, although this week we did see more single family homes on the list. This is going to be an interesting year… I guess the possible takeover of Greenland is keeping people uncertain and hunkered down in where they are now! We shall see if the market picks up as we move into February.

Palo Alto 232 – Barron Park

My takeaways: Admittedly, I rolled my eyes at the pictures of this property. Yippee, another new build that has no personality or feeling to it. But, to my surprise this is a wonderful property. I think the natural wood window frames, and additional touches of natural wood in say the bathroom cabinetry added a warmth to the house. The layout makes sense, the upstairs feel a bit tight, no sprawling hallways, simply up the stairs and to the right the Primary and to the left, the washer / dryer and bedrooms offering ensuite bathrooms. The ADU is nicer than some condos I’ve seen, just sayin!

My takeaways: I missed the property above as I added this one into the mix, it was a last minute add to the tour. Great location, close to 101, top of a cul-de-sac, yard space that wraps around the home, and recently updated kitchen and bathrooms. A perfect house for a young family that wants to get into Palo Alto schools. The one drawback is the neighbors’ property is a bit rough, but I am sure they are lovely people!

Palo Alto 234 – Midtown

My takeaways: Alma Village is a town home community. 3428 is very similar to the other units I have seen. 3 stories, ground floor is usually a garage and a room with a bathroom – some stage this as a bedroom, some an office. Up a flight of stairs to an open floor with the kitchen, dining room, family room (offers a great fireplace), half bath and a small office. Up one more flight and there are the 3 bedrooms all a decent size. The drawback with this unit is that it faces the retail area and retail parking lot that sits in front of this complex. The upside is the grocery store is literally across the street!

My takeaways: So this one was interesting! This Ct has recently been renamed. It used to be one large lot that a previous developer purchased and gained approval to subdivide it, and they chose to subdivide it into 6 or 7 smaller homes. The project was stalled and a new developer came in, Bobby Ohadi, and re-started the project – it sounds like the overall effort was decades in the making. Each week, they will bring another unit on. 578 is so quaint, so charming, and sits in the middle of a generous piece of property. My one fault is that if they built the house for ADA compliance, with a wheel chair being able to fit through doorways and make the tight turns, so it limits the buyers to a single person or a couple that hasn’t started a family yet, or a couple with a young child. For 950 sq ft, it feels a bit pricey… just sayin’

My takeaways: This is an investment property. Both units are up for sale, they are side by side. They are on a No Outlet street with homes of similar size. Much like Green Manor Court, these are starter homes, and I would think would make for great rental income given their location and recent remodel.

My takeaways: Originally written, August 2025: A serene setting. Set back a bit from the street, the house seems to hide behind the trees. The house is understated, it isn’t showy and because of that it is very comfortable, almost calming.You can definitely feel the quality of the build, heavy doors, beautiful wood detailing and nuanced details you usually only find in higher end homes. The property has an excellent backyard and a sizable garage apartment.

 

Palo Alto 238 – Green Gables

My takeaways: This is pretty much priced for the land. The house is so charming but is quite dated and the layout wouldn’t work for a family as the 3 smaller bedrooms share one bathroom and are on the second floor. I will guess given the dormer windows that at some point they built into the attic space to create more bedrooms. All that said, all houses can be saved and reconfigured so maybe, just maybe this home with find a buyer that doesn’t want to level it and start fresh!

My takeaways: Winner of the day! The seller’s left this amazing note that conveyed they happily lived in the property for 16 years, raising their daughter. They first purchased the property for its good bones and then over time improved, renovated and expanded the property, including all the systems. This house is perfect, move in ready, one would not have to touch a thing! This one will go fast for sure!

My takeaways: This is an interesting one. It is a single family house BUT it is really more of a townhome like setting. There are 4 properties total: 160 Waverly, 162 A & B, and 164. Each property is its own unit that is for sale. I believe Unit 162 B is the only one that has been sold. I happen to like 162 A the best, it has the same specs as 160 but is the ground floor and has outdoor space, and is $5,495,000. I also really liked 164. I will say, the soaring great room in 160 is one to see, a whole wall of windows and doors that retract and offer amazing indoor outdoor flow, along with probably the best placed staircase I’ve seen up to an expansive roof deck. The layout of the overall property is well done but I think the price point is too high which is why it has been sitting on the market for quite some time. It was removed from the market in December to let the days re-set. That said, they are gorgeous units. There is not an HOA fee, but there is a small fee to maintain the common areas and walkways that border the properties.
