The Latest Properties To Hit The Market In Palo Alto, CA AND A Surprise Visit to Los Altos.

Today was an unexpected whirlwind! I left the house at 7:10am to go hear Margaret Petros speak. Margaret is the Executive Director of Mothers Against Murder that helps families of murder victims navigate the legal system and ensure they aren’t further traumatized by the legal process. From there I hopped home for breakfast and then found myself heading out on tour in Palo Alto where I got what properties I could in and then headed to Los Altos to meet a client – the Los Altos properties we saw together are highlighted below. I then jumped to meet with an agent I am partnering with to promote a listing in Los Altos Hills where we worked out what images and language to use in an upcoming print ad, and from there I hustled to Palo Alto to catch-up with my former life as a start-up consultant. Now at 5:10pm, I am finishing my tour report and ready for a glass of wine and a quiet moment!

My takeaways: Really well done. The layout felt purposeful and well thought out. Bedrooms and living spaces were all a perfect size, and the ADU kitchen can also be utilized in the entertainment space which I thought made for great multi-purpose use. Oh, excellent lighting fixtures throughout! They also saved yard space, and yes, one could put in a pool. The downside for my client… power lines, very visible power lines in the backyard. One could put fast growing hedges around the poles to block the site of them, it would take some time, but alas they won’t ever be fully hidden.

My takeaways: One could easily scream… “I’m on top of the world!” from this location. Incredible views. The house was an odd mix of styles, very modern but then you’d find more conventional fixtures in the bathrooms that felt like a bit of a disconnect. The Primary felt forgotten about. I will go on record saying I don’t need a suite for a Primary with a sitting room, but the closet was small and the room was small enough not to feel luxurious despite the incredible view. Also a house that really needed an elevator. I wanted to be wow’d but can’t say that I was.

My takeaways: The entry way to this house is a show stopper, a courtyard of sorts, that brings calm as one approaches the front door. They did a lot of improvements to make the bedrooms more functional, like giving the Primary a bathroom of its own which one usually doesn’t find in these Mid-Century style homes. The kitchen needs updating, but given the price point, one can update the kitchen and gain some equity.

My takeaways: Beautiful brand new house. It is a lot of house on a small piece of land, so the majority of the house is built to the set-back line with a small yard off the kitchen. The house is 3 stories and steep stories at that, someone mentioned it really needed an elevator. I lover the wood floors and stairs, made it feel warmer than a stark modern house, and love the layout of the basement – it had purpose vs just being an open entertaining space as so many new builds are. While they used all the space the had very well, it still had a bit of a cramped feeling.

My takeaways: Excellent. To my NYC self this felt like a mansion! Rooms are all generously sized, and one couldn’t ask for a better location in Palo Alto.

My takeaways: This building is fantastic. This unit is fantastic. Huge windows that offer a lot of sunlight and unobstructed views which makes this 913 sqft feel larger than what it is! The HOA fees are high, but these complex has incredible amenities. The HOA fee does cover water, heat and cooling, electricity not included. Also worth noting there isn’t a washer /  dryer in the unit, but there is one on the hallway that can be booked… no doing laundry at 1am in the morning when the machines are free = luxury!
