How is it possible you can have a 9:30am doctor’s appointment and the doctor is already 15mins behind which turned into 45 mins behind?!?!? With that lead in, you can likely tell I got a late start on Broker’s tour today! I did what I could with the time I had!
Overall, a surprising number of properties are on tour today, given that a lot of people are out of town on their last summer “Hurrah!” I figured agents might wait to list after the Labor Day weekend. Sales still aren’t moving as they were early this year, so inventory is still decent providing buyers options.

My takeaways: A serene setting. Set back a bit from the street, the house seems to hide behind the trees. The house is understated, it isn’t showy and because of that it is very comfortable, almost calming.You can definitely feel the quality of the build, heavy doors, beautiful wood detailing and nuanced details you usually only find in higher end homes. The property has an excellent backyard and a sizable garage apartment.

My takeaways: This layout didn’t make much sense to me. The 3 upstairs bedrooms while en suites were small and offered no closet space, one would need to buy a wardrobe as they say in the UK. The downstairs offers an expansive entertaining area which if you’ve read any previous commentary I struggle with how many people entertain that often to warrant dedicated space. For this price point, I was expecting more.

My takeaways: I feel like today was the day of odd layouts! I would consider this a 2 bedroom. The third bedroom greets you when you walk in the front door, it is more of an office. If it is used as a bedroom it would require walking through the entry hall to get to a shared bathroom. The kitchen has a great farm sink. As for the yard, it is an excellent size but a lot of stone work which if I were the new owner I would rip up and put some grass or vegetation to help it feel less sterile.

My takeaways: The downstairs, accessible through an exterior staircase, is as big as the main house, full size kitchen and all! Not sure if they had it rented or it was for family members that stayed for long stretches of time. The house has a charm to it, it also has its quirks like a huge washer and dryer that takes up a lot of pantry space in the kitchen. The property backs up to Middlefield which is a main thoroughfare, so you will hear the consistent hum of traffic.
