Not a lot on tour today, I suspect sellers are waiting until after Labor Day when people are back in town, kids are fully back in school and there are no distractions until the long weekend in October, that to be honest, I don’t know what to call anymore!

My takeaways: Completely lovely. Without knowing exact dates, I’d say the house has been recently remodeled with a great attention to detail. The potential downside for a young family is there are 2 bedrooms upstairs and 2 downstairs, but that said it is a wonderful family home!

My takeaways: From Aug 19th tour: This property sits in a mixed use area and they have done an excellent job with designing the house not to notice this fact once you are in the house. The property offers high ceilings, great sized rooms and ensuites in all bedrooms. There is an attached ADU that is accessible via a separate staircase. This is a property you can rent out. Unfortunately, the ADU doesn’t connect to the main house so limits flexibility of how to use this space. The listing agent had every agent that toured submit a recommendation on list price, so it will be interesting to see what this comes to market for!

My takeaways: I got a sneak peak at this over the weekend. Needs some updates but makes for a wonderful family house. The lot size is small so there isn’t much of a backyard, but it sits right at the top of a cul-de-sac which is excellent for kids.

My takeaways: I was quite taken with this house. Sits up on a hill, it is large but doesn’t feel vacuous. It’s been on and off the market. I think the issues are as follows; a lot of the property is sloped so it puts limit on usability, for a $20mil house it has some cheap finishes, example the primary shower has a hotel-type shower head, the ADU is really a cabana with French doors on one wall it would be tough to put a bed in there, the slate on the terraces is chipping, and the family room has a huge bar area that takes away from the usability of the room. All that said, the pool is glorious and a private location.

My takeaways: A wonderful flat property with a great backyard. Let’s just say this house is of a particular taste and style so if they still isn’t your speed, you’d be making quite an investment to remodel. The main floor is quite choppy, so through in a redesign of the main floor.
