Palo Alto 230 – Palo Alto Hills
Listing Agent / Broker: The Dreyfus Group, Golden Gate Sotheby’s International Realty
Address: 995 Matadero Ave
Bedrooms: 4 – Bathrooms: 4 Full, 2 Half
Sqft: 7727
Lot Sqft: 46609
Price: $14,995,000
Listing Agent remarks: Stunning estate on over an acre. Park-like grounds & impeccable design.
My takeaways: The listing agent’s remarks covered it! This property is so private, sits up on a bit of a hill, the grounds are meant for strolling, and the doors open up for a wonderful cross breeze… and I love a cross breeze! The primary is downstairs and is its own suite, while the additional rooms are upstairs which might not be ideal for some families. As I left this property, the listing agent and I had a laugh over not wanting the house to sell too quickly so they had the opportunity to spend at least a couple afternoons hosting open houses in this glorious setting.
Palo Alto 231 – Green Acres
Listing Agent / Broker: Riette Fallant, Compass
Address: 4244 Los Palos Pl
Bedrooms: 4 – Bathrooms: 3 Full
Sqft: 2761
Lot Sqft: 10200
Price: $3,980,000
Listing Agent remarks: This beautiful home is a must see!
My takeaways: This property held a surprise. Upon walking in the house, you look to the left and there is a wonderful sitting room with a vaulted ceiling, clearly an addition at some point, but not identifiable from the street so upon entering it feels like the house just opens up. They also added a 2nd full bath so the 3 non-primary bedrooms don’t all have to share one, although it makes the layout a bit choppy. This house is move-in ready, and has a wonderful piece of property for kids and pets to roam.
Listing Agent / Broker: Gerrie Phillips, Intero Real Estate Services
Address: 639 Georgia Ave
Bedrooms: 4 – Bathrooms: 2 Full
Sqft: 2298
Lot Sqft: 8050
Price: $3,888,008
Listing Agent remarks: Green Acres is the place to be, Palo Alto living is the life for: your clients
My takeaways: This house needs some updating but the foot print is there. The main update I would make is moving the shared bathroom in the hall to be more central to the 3 rooms it services, it would also be ideal to squeeze a ½ bath in there! It offers a nice lot size, but unfortunately the house is set back so a lot of the yard is in the front vs the back.
Palo Alto 232 – Barron Park
Listing Agent / Broker: John W. King, Keller Williams Palo Alto
Address: 723 Josina Ave
Bedrooms: 3 – Bathrooms: 2 Full
Sqft: 2212
Lot Sqft: 8926
Price: $3,888,000
Listing Agent remarks: Classic first generation Eichler home in desirable Barron Park neighborhood!
My takeaways: I’ve become obsessed with Barron Park. It’s a bit eclectic, it isn’t incorporated so doesn’t have sidewalks and has a more casual feel to it, but there are some great properties to be had! This house is move-in ready. Yes, there are updates that can always be made but it is ready to go. The only call out is the 2 houses behind the property are 2 stories which just makes the backyard a little less private.
Palo Alto 234 – Midtown Palo Alto
Listing Agent / Broker: Payne Sharpley, Coldwell Banker Realty
Address: 769 Allen Ct
Bedrooms: 5 – Bathrooms: 2 Full, 1 Half
Sqft: 3092
Lot Sqft: 8915
Price: $5,888,888
Listing Agent remarks: Stop by for fresh handmade coffee at Palo Alto’s Midtown newest construction
My takeaways: Ummmm, I wasn’t keen on this one. The bedrooms are all on one side of the house, the layout feels choppy and I can’t figure out why you’d have a laundry room right off the entry. The ceilings had to be at least 14ft which just didn’t work in the space, it just made it feel really vacuous. But the property does sit in a cul-de-sac which is always a plus.
Listing Agent / Broker: Ryan Gowdy, The Agency
Address: 2526 Webster St
Bedrooms: 4 – Bathrooms: 2 Full, 1 Half
Sqft: 2529
Lot Sqft: 9304
Price: $4,858,000
Listing Agent remarks: N/A
My takeaways: A great property. The owners put some smartly placed built-ins in, the house feels like new, and the primary has this wonderful sitting area to its side. There were a couple rooms that I just wasn’t sure of their use, but you can figure out what to use them for while you sit and enjoy the truly lovely backyard, pool included!
Listing Agent / Broker: Steve Niethammer, Zane MacGregor
Address: 3314 Bryant St
Bedrooms: 2 – Bathrooms: 1 Full
Sqft: 904
Lot Sqft: 6125
Price: $2,998,000
Listing Agent remarks: Opportunity to renovate, expand, or build new in Midtown
My takeaways: What’s amazing about this property is the sellers have the plans and permits for a Craftsman style house they planned to build, but have opted to move instead, this is like a $100,000 value not to mention the time saved in not having to get permits provided you like a Craftsman! This property is small but it’s doable, as is, for a young family and it has a great sized yard.
Palo Alto 236 – College
Listing Agent / Broker: Deleon Team, Deleon Realty
Address: 1641 Portola Ave
Bedrooms: 4 – Bathrooms: 3 Full
Sqft: 2444
Lot Sqft: 5775
Price: $4,488,000
Listing Agent remarks: Bright and welcoming in Southgate
My takeaways: A lovely property with great windows and a quiet charm. The upstairs bedrooms do feel a bit tight but you can combat that by spending some quality time in the perfectly sized backyard with a perfect shade of green grass.
Listing Agent / Broker: Troyer Group, Intero Real Estate Services
Address: 2131 Harvard St
Bedrooms: 4 – Bathrooms: 2 Full
Sqft: 2393
Lot Sqft: 9375
Price: $3,998,000
Listing Agent remarks: Classic and spacious 4 bed 2 bath home on a large lot steps from Stanford.
My takeaways: This house was so dull from the front but once you walked in, what a charmer. It is an older house with the great big windows, wainscotting and creaky wood floors which likely means it will be getting a full remodel if not something new in its place. The backyard is wonderful and there is a little porch right off the kitchen overlooking this backyard that I would say is a perfect nook for a morning coffee, an evening glass of wine, or a quiet meditative moment.
Palo Alto 238 – Green Gables
Listing Agent / Broker: Deleon Team, Deleon Realty
Address: 653 Wildwood Ln
Bedrooms: 4 – Bathrooms: 4 Full
Sqft: 3645
Lot Sqft: 10156
Price: $5,490,000
Original Price: $4,988,000*
* This was on the market in early July 2025, was pulled and is now back on the market at higher price. I suspect trying to take advantage of the expected busier Fall season vs the Summer which is usually slower.
Listing Agent remarks: Expanded Mid-Century home on nearly ¼ acre
My takeaways: Don’t let the bland curb appeal (let’s be honest!) fool you! Walk in the front door and this house opens up into a spacious ground floor with a wall of windows welcoming light and backyard views. The second story is primarily dedicated to the primary suite which is HUGE, the majority of the bedrooms are on the ground floor. A great family home with a great back yard.
Palo Alto 240 – Community Center
Listing Agent / Broker: The Dreyfus Group, Golden Gate Sotheby’s International Realty
Address: 1119 Hopkins Ave
Bedrooms: 5 – Bathrooms: 3 Full, 1 Half
Sqft: 3568
Lot Sqft: 6885
Price: $6,998,000
Listing Agent remarks: Must see Community Center beauty. Completely remodeled. Checks every box!
My takeaways: I got the scoop on this house. The previous owner was a developer that tore down the existing ranch house and built a new house with a modern interior but more of a Victorian exterior. The current owners decided they wanted the outside to be more reflective of the modern inside so re-did the outside of the house. They created a wonderful wood front porch with welcoming stairs that softens the more streamlined exterior. The property does sit across from a park, and while lovely, the park is host to community events and all things kids so you will no doubt hear cheering and kids screaming in joy and laughter.
Palo Alto 242 – Downtown Palo Alto
Listing Agent / Broker: Ken Morgan, Coldwell Banker Realty
Address: 637 Channing Ave
Bedrooms: 2 – Bathrooms: 2 Full
Sqft: 1173
Lot: 5512
Price: $2,498,000
Listing Agent remarks: Beautiful updated and expanded 2 bd/2 bath
My takeaways: Absolutely, the most charming house on tour today. It is this little private oasis that is surrounded by houses. While the house is on a main street it actually sits behind a larger house with a shared driveway, so it doesn’t pick up the street noise you’d expect. While the house is small, it is light-filled and the owners got creative and positioned a vintage Airstream (with electricity) accessible within one step from the main house that served as a bedroom for one of their kids – it is currently staged as an office which was just cool!
Listing Agent / Broker: Molly Foy Rich, Midtown Realty
Address: 555 Byron St, Unit 104 (55+ Condo Community)
Bedrooms: 3 – Bathrooms: 2 Full
Sqft:1589
Lot: N/A
Price: $2,195,000
HOA: $5600 p/m
Listing Agent remarks: Beautiful updated and expanded 2 bd/2 bath
My takeaways: A wonderful ground floor, corner unit that has a wrap around yard with a private gate and lush landscaping, it gives off a bit of a secret garden feel. The unit is well maintained, my only comment is the bathrooms felt a bit dated. This community is in downtown Palo Alto so within walking distance of a great morning coffee spot, maybe a soon to be favored lunch spot, or just an evening stroll through town.
Unit 105: 2 Bedroom, 2 Bathrooms
Listing Agent / Broker: Veronica Kogler, Coldwell Banker Realty
Address: 365 Forest Ave, Unit 2D (Condo)
Bedrooms: 3 – Bathrooms: 2 Full, 1 Half
Sqft:1980
Lot: 1771
Price: $1,995,000
HOA: $1150 p/m
Listing Agent remarks: Fantastic condo in the heart of Downtown Palo Alto. Award-winning schools.
My takeaways: This unit has a tight lower level but has a surprisingly expansive upstairs. The HOA strikes me as high, especially given there isn’t a community area that, say, features a pool. The huge plus of this is that it is in the immediate downtown Palo Alto area and right next to the Palo Alto Farmer’s Market that happens every Saturday!

Listing Agent / Broker: Young Platinum Group, Golden Gate Sotheby’s International Realty
Address: 1630 Portola Ave
Bedrooms: 4 – Bathrooms: 4 Full
Sqft: 2918
Lot Sqft: 5250
Price: $5,188,000
Original Price: $5,388,000
Listing Agent remarks: $200k price improvement! 2010 Custom Construction. So pretty! So good!
My takeaways: My big take away from this house is it has no yard. They built the house to have wonderful doors to open but there is no yard to step out into, it’s pretty much a driveway. While some of the color palettes in the bathrooms aren’t particularly my taste, the house is move-in ready.
