Palo Alto & Los Altos Tour Report + A Visit To Menlo Park

I was driving all over the place! I headed to Los Altos to look at some properties coming to market for my clients. It is funny, in Los Altos the Moms and Dads are out on Broker’s tour getting a head’s up on what is coming to market as that area is so competitive. They are clearly giving themselves enough time to read the disclosures and decide whether they want to make an offer. The stop in Menlo was to see a house that my client is interested in but with 9 interested parties they decided to sit this scrum out, I however wanted to see the property! And, then there was the usual Friday Broker’s tour in Palo Alto. This area is definitely on the softer side right now which sets the stage for serious buyers to come in and get a house that 6 months ago would have been $200K / $300K more.

 

Menlo Park 302 – County / Alameda Area (West Menlo)

My takeaways: This house has shockingly been on the market for over 20 days. The reason, the chosen offer ended up falling through. This is a lovely house, in a lovely neighborhood and walking distance to the elementary school, although one must walk along one of the busier streets, but there are sidewalks! 3 bedrooms upstairs, and 1 downstairs. Unfortunately, there was no additional room that could be utilized as an office. The one thing I will say is the family area is small. It offers a beautiful living room and dining room, but I am not sure how many people use those spaces on a regular basis, so it was a bit disappointing that the family is so compact. Excellent backyard and incredible windows on both stories.

My takeaways: Can’t get more charming than this house! Every room was well appointed and felt larger than its 1924 sq ft. Wonderful backyard and HUGE garage whose entrance is off a back alley – my POV not having to see a garage from the front of a house is a treat. This really isn’t a 4 bedroom, there is a small room, right off the front door that could be used as a small bedroom, but is really an office or play room.

My takeaways: Great location as this house is at the end of a cul-de-sac, bad location as one can’t turn left into the neighborhood from San Antonio which means there is only one way in and out, and you pass a small power station on the way to Belden Ct. The house itself had me scratching my head. The downstairs was fine but the living space was small and choppy. The bedrooms were bedrooms, nothing good or bad to report, but what through me was this huge beautiful curving staircase that went up to the family room which was lovely, a tiny, narrow half bath and a bedroom. Anyone staying up there would have to go downstairs to shower. The upstairs is also like a quarter of the house so not a full floor. I thought quickly on how one can re-purpose the space and the layout but it would take some effort.

My takeaways: Honestly, this townhome felt bigger than some houses I have toured! An end unit location, vaulted ceilings and excellent outdoor space – virtually every room has access to the outdoors. The primary bathroom is a bit tight, but the bedroom has beautiful frenchdoors with access to the backyard.  All the bedrooms are decently sized and the main kitchen area and family room are all one space creating a great open floor plan.

 

PALO ALTO 233 – South Palo Alto

My takeaways: A great location. This house is a very particular style and is a bit dated. There is a huge central staircase that is close enough to the entry way light fixture for dusting, ha! The layout is also a bid odd. The primary is downstairs + another bedroom with a full bath in the hall, and the grand staircase feels grander than what it leads too – namely 2 decently sized bedrooms and a bath.

My takeaways: This house has been on and off the market with different listing agents for what feels like a year. I need to lock this address in my brain so I don’t go back every time it it ‘new’ to the market. It is a brand new house with a wonderful ADU that is rentable. The issue with this property is that it is an expensive house for one that is next door to commercial property and steps away from a busy rode. The ADU also takes up most of the backyard so not a lot of yard space to be had.

My takeaways: The building itself is a bit drab but this condo is like a lantern with windows the wrap around the space. This is a really well maintained unit, and is at the back of the property with mature trees around it. A very serene setting.

My takeaways: This house was on the market forever with another listing agent and is now back on the market with a new listing agent and new price. The house next door recently sold, and I can say this one beats that one. A wonderful ground level floor, a great back yard, and they converted the front porch into a bedroom with a small kitchen for those guest that will be staying longer. Yes, there are some updates to be made in the kitchen and bathrooms but overall this is a beautiful home steps from downtown Palo Alto.
