I had to keep my tour short and zippy this AM, as I am heading to Redwood City this afternoon for the BraveMarker Film Festival to see the documentary A Divine Journey which has the film community singing its praises. Enjoy my latest property musings!

My takeaways: When the listing agent says “full remodeled” he wasn’t kidding. A lovely remodel that kept the integrity of an Eichler, except they did get rid of the door to the outside one always finds in the hall bathroom. One day I will look up the intended purpose / use of that door! Otherwise, it just needs a family to get it some personality beyond its very new and bright white walls. There is construction on the house next door that is set to be done shortly.

Listing agent remarks: Don’t miss this great opportunity in Green Gables.

 

My takeaways: Great cul-de-sac location with complete potential. The original house off to the right when one walks in the front door, would make an incredible long-stay guest wing or be rooms for teenagers to have their own space. The 2 story build offers a lot of space but the space utilization is lacking. The listing agent advised the structure and mechanicals (example, wired for A/C) are there so I don’t think one would necessarily have to tear it all down. The yard space is tight but right now it is all cement so there is opportunity to create one’s desired green space, and yes, the kitchen could easily have French doors stepping out into the backyard!

My takeaways: I saw this property before I decided to do this wrap ups. The property is quiet spacious although the family room feels a bit tight but the home itself has breathing space, wonderful tall ceilings. The issue with this property is that it feels more like a townhome. If you look at the lot square footage it is in a community of homes that were built as if they were all part of the same complex. That said, if you want to own but hate the idea of a lot of landscaping, this one is for you! It really is a lovely property and in the much coveted Palo Alto Unified School District.

My takeaways: Check out the square footage of the house, to the lot size. Consider this a land deal or an investment property to serve as a rental. Otherwise, there is a wonderful lot size to build upon. The layout is quite choppy so more than a remodel is required. There are also so areas that feel like additions, so worth checking if they are, and if they were built with permits.

 

Palo Alto 238 – Crescent Park

My takeaways: Hamilton is one of my favorite streets. This house is ready for its next family! It offers great ceiling heights, kitchen and bathrooms are up to date. They were smart and put a full bath downstairs so what is staged as a small office, could easily be a small bedroom for a guest. The backyard is small, but has the most luscious green grass and the cutest chicken coop I have ever seen! My only negative is the upstairs feels a bit tight, but I do like the Primary is off to one side with the kid’s rooms being on the other side.

My takeaways: The seller has been an excellent steward of this beautiful 1921 home. It offers beautiful tall ceilings, a wonderful staircase, large sized rooms for a house built in 1921, the bathrooms are fresh and meet today’s expectations. I think there would be an opportunity to finish the basement as it also offers a decent ceiling height. Does it have all the bells and whistles of a newer house, no, but if an older house that has been fantastically taken care of is your thing, you should take a look. It is worth noting this house does sit along University Ave in Palo Alto, a main thoroughfare. 

 

Palo Alto 238 – Downtown Palo Alto

My takeaways: Consider this a second floor walk up in NYC, in other words there are stairs and pretty steep stairs – they will either keep you in shape, or help you get back into shape! This unit is tucked away in the middle of the complex so it’s quiet, lovely tall ceilings, and overall the property looks to be in great condition. The bedrooms feel a bit tiny for the size of this unit, but the main living space is plentiful.

Listing Agent remarks: Beautiful 2 Bedroom 2 Bathroom Condo with Lovely Patio

 

My takeaways: This unit faces the back so one won’t get the noise from Alma St quite as much. The unit has a wonderful layout, 1 bedroom on each side (only one offering an ensuite) so it is perfect for a roommate arrangement. The patio / balcony is the size of a room, it is huge and makes for great indoor outdoor space as it is right off the central sitting room. The kitchen is small, and feels dark for as much light comes into the unit. This complex offers a receptionist, and incredible outdoor space they call The Pavilion offering a pool, bungalows, outdoor chairs and tables, the landscaping is also lovely… which explains the HOA fees!
