Admittedly, I haven’t make the tours on a regular basis of late. I got worn out! I have clients with particular needs and we are going through properties one right after another and nothing seems to be the right fit. We have made 2 offers; 1) they wouldn’t extend to get a property despite it falling within their budget largely due to the amount of alterations they would want to make to a brand new build, 2) bid way under on a house that has so much of what they are looking for but again they’d have a decent amount and expensive changes for a new build. I had to back out of co-listing as I wasn’t aligned with the agent split or how the seller wanted to handle the listing – ultimately their restrictions would impact them getting the highest and best price and that’s just not smart business, and 3) I still support some start-ups so was host and lead in setting up a fundraiser would ended up being an amazing evening in an incredible setting. So yeah, busy!

 

Below is a mis-match of properties. I kick the list off with properties I’ve showed my clients on our journey and the Palo Alto listings are simply what I had time for on Friday – worth noting more came to market on Friday than what are listed.

My takeaways: Perfect home for a young family. The galley kitchen might be a detractor for some as well as the smallish backyard – interesting that they set the house so far back in the lot which gives you a very large front yard.

My takeaways: This is a beautiful property. Fresh new kitchen. The detractor here is it sits next to a 2 story apartment complex or some sort of multi-unit dwelling as you can still the multiple stall parking. But a beautiful backyard. The be honest, the price is really strong, it is just down the street from Caroline which is 300 sq ft smaller but I think the better house due to the location.

My takeaways: I loved this house. It was light and airy and there was just a joyful energy about it. In some areas the ceiling height gets short but they put the dining room there so they optimized that space as best possible. I loved the natural brick fireplace. A wonderful family home.

My takeaways: Another strong family home. It felt a little bit crammed in between the 2 of the properties but some wonderful touches, like the colorful tile floor, the sky lights to bring in more light and the decked back yard. There are a few very large trees so likely a bit limiting if you would look to expand so something to keep in mind. An excellent location on a dead end street.

My takeaways: Wildwood was simply a pleasure to see. It was zen, it was joyful, the seller’s weren’t afraid of some color pops and overall a really thoughtful layout. It is an Eichler that has been expanded and some beautiful floor to ceiling windows added to capture the lush backyard. This one is a winner.
