Palo Alto, CA Broker’s Tour

It is Sunday. I am attending to an open house, listening to Getz/Gelberto and using the time to catch-up which includes getting my thoughts on what I saw on tour Friday. Thursday – I had a 14 hour day, getting in an offer, responding to a counter, and ultimately, not getting the property. My clients had boundaries on what they were willing to pay and you can only respect that. They have a great mindset and understand that real estate can be emotional but ultimately it is a business decision, so fortunately, they weren’t too disappointed. Because Thursday was a grind, I decided to move a bit slower on Friday AM. I didn’t get to my Rotary meeting and I only toured 6 properties which I randomly selected. What I can say is the listings pretty much doubled from last week so the Spring selling season is kicking off!

This house is completely unassuming from the street, completely charming, quaint and then you step in and the house unfolds. Excellent primary suite. Excellent attached ADU in the back that could easily be a playroom or sitting room if you didn’t need it for long stay guests. There is also a bonus room on top that has a full bathroom. This room can be another guest suite, an office and family room, dedicated office space. All set on a lovely neighborhood street. Really well done.

My takeaways: A truly custom home. It was built by the seller for his family and he is a builder. The home has just been completed and is so good. High ceilings but a curved archway into the main room which gives the space warmth. A half bath that makes a statement from the wallpaper to the sink. The only reason they are moving on is to build a bigger house elsewhere.

My takeaways: From the outside I expected this house to feel a bit sterile but I was pleasantly surprised. The house has a lovely warmth to it, the rooms are all a very livable size and a lovely backyard. I think the only thing I’d change upon moving in is to see if I could move the W/D to the garage as it has an awkward spot off the family room.

My takeaways: This needs work but in my POV is not a teardown. This is a very livable house to move into and then figure out what you’d like to do. There is room to punch out the kitchen, maybe put some French doors from the primary out to the back yard. All the pieces are in the right place, it just need to be brought up to 2026. The vaulted, beamed ceiling is another nice feature. That said, if you wanted to start over, an excellent sized lot.

My takeaways: This house is a tear down. The list price is for the land. Yes, my brain popped a little bit given 2.5 acres in Atherton sold for almost $11mil, granted one side of the property sat on a busier street. As I was educated by Steve, because large properties so rarely come up in Old Palo Alto on streets that are in the heart of the neighborhood this one is priced for the prestige of it all. The trees are well positioned so you won’t be building around trees the city won’t let you take down. It is a beautiful piece of property and hopefully what one builds celebrates it vs building the absolute max and having it all be buildings and concrete.

My takeaways: So well done. The house had a great flow to it. My only comment is it feels a bit tight which isn’t too surprising given it is under 2000 sq ft. The front bedrooms walk out to a front deck which is protected by beautiful olive trees that makes the space both private and intimate. The back yard is a bit tight with the pool but for someone who likes to swim laps, it would be a win. The biggest plus is the garage hasn’t been converted so there is an opportunity to push the garage space out and put an ADU that would open to the pool.

My takeaways: Sophisticated and picture perfect. This home is ready for its Architectural Digest shoot! Best feature, the backyard. I have started to find myself in a little amazement every time I find a backyard that has just been left to be green and run around on.
