Shaking The Magic 8 Ball: 2026 California Market Projections
California Association of Realtors (C.A.R.) and other experts indicate:
- Median Home Price: Expected to rise 3.6% to a record $905,000. Price growth is expected to be mild compared to prior years, not a rapid surge.
- Home Sales: Existing single-family home sales are forecast to increase by 2% to 274,400 units.
- Mortgage Rates: The average 30-year fi xed mortgage rate is anticipated to decline to around 6.0%, a decrease from the 6.6% average in 2025.
- Inventory: Active listings are projected to increase by nearly 10%, helping ease competition and offering buyers more options.
- Affordability: Housing affordability is expected to inch up slightly to 18% of households being able to afford a median-priced home, compared to 17% in 2025.
