I am still thinking about 539 Bay Rd—easily my favorite of the day.

Despite the so-called summer slowdown, inventory is moving. Our weekly agent meeting reviewed June numbers: sales in the area are down 5–6% year-over-year. But on the ground? Activity is picking up. I hosted a Palo Alto condo open last weekend – on the market for 30 days – and 11 serious buyer groups came through. That unit is now in contract. Buyers have more options and a bit more breathing room, but good properties are still moving fast.

 

Menlo Park 301 – Sharon Heights / Stanford Area

My takeaways: A squeaky clean and polished brand new home, built by well respected agent and developer, Hossien Jalali. 1025 is perched upon the top of a hill and is likely the most expensive house on the street! The house takes up a large % of the lot, I think I would have given a bit more to the backyard space. That said, it offers a smart layout that flows with a full guest wing / attached ADU that can function as part of the house when no one is staying over. 2 out of the 3 secondary bedrooms have balconies, so the kids will have to draw straws to see who gets them!

My takeaways: I happen to like Sharon Heights. It is further removed from Palo Alto and downtown Menlo Park, but the landscape gets hilly providing some great views and it, well, can be nice to be further removed. Excellent layout, essentially 2 suites one in the back and one in the front of the property. The primary is incredible.

My takeaways: Great large windows that let in a ton of light, which is needed as this property feels a bit tight. Low ceilings, bedrooms a bit on top of each other. The kitchen needs a re-do and there might be an opportunity to open it up into the main room a bit so it doesn’t feel so closed off. However, an excellent price and a great end unit that is surrounded by trees, making it feel like you could be in Truckee, CA.

 

Menlo Park 305 – Middlefield to El Camino

My takeaways: Wonderful starter home (I know crazy to say $3,29mil is a starter home, but in this area, it is!) for a young family. Great backyard with beautiful trees. The primary is in the front of the house with a bay window which unfortunately would have to be covered a lot of the time. Three large additional bedrooms but they do make the one bathroom servicing these rooms feel small. The kitchen needs a remodel, but it is always good to have some work to do in a house; smart improvements = equity.

 

Menlo Park 306 – Felton Gables

My takeaways: In one of my favorite neighborhoods Felton Gables… another great starter home, although you are entering the 1970s!  I’d say it is a 3 bedroom with an office, but they have it staged as a 4 bedroom. 2 of the secondary bedrooms have their own bathrooms, not ensuite but right next door. The primary suite is positioned nicely. There is A LOT of potential here. There is an upstairs and a basement that can be renovated as well as updating the kitchen and bathrooms. A nice big yard, and as I was leaving I heard 15 disclosure packets have gone out, so this one will go quickly.

 

Menlo Park 308 – Willows / O’Conner Area

My takeaways: Absolutely nothing wrong with this townhouse, it is just a tight fit. Narrow halls, small rooms and small backyard. The steps to the second floor are also quite steep so good for getting back into shape or staying in shape!

My takeaways: Perfect, this and property felt like a hug. I fell in love with the house which is so well done, it offered 2 farm house doors (charm!) and even had some amazing ceramic tiles in both bathrooms (if you saw my post on Kitchen Style 2025, you’ll know I love the tile game!). It is on the smaller side, but it just works. The property is fully fenced (so perfect for young kids and dogs) with trees growing over and around the fencing so it feels very private. I’ll be thinking about this one for some time.

 

Atherton 290 – Alameda to 280

My takeaways: This listing is not yet fully on the market yet, but they are taking pre-emptive offers. The house is a cute bungalow that has some nice details to it. They repurposed the garage into a separate office and ADU that when remodeled will be great spaces. The property is also set back from the street so is very private.

My takeaways: This is an incredible property that needs a ground up remodel or wipe the property clean and start over. I do hope the buyer keeps the house and remodels, as it is a lovely traditional farm house style. There is something about this property that feels joyful despite its current state. I envisioned kids running all over the property, hopping in and out of the long forgotten pool. Outside of my imaginings, this is all about the lot size coupled with the opportunity to envision and develop your dream home.
