<p><span style="font-weight: 400;">I started the day in conversation with a founder actively looking to acquire property for a hospitality concept in downtown Truckee, clear evidence that buyer demand and capital deployment remain strong. Yet on broker tour, the story shifts: fewer listings, high absorption, and outsized competition for anything move-in ready.</span></p>
<p><span style="font-weight: 400;">Homes that are turnkey, or even those requiring light updates, are consistently attracting multiple offers. This suggests pricing isn’t the issue. Instead, the question becomes: why are sellers holding back in Santa Clara and San Mateo Counties?</span></p>
<p><span style="font-weight: 400;">A few emerging themes:</span></p>

<p><span style="font-weight: 400;">It is Sunday. I am attending to an open house, listening to Getz/Gelberto and using the time to catch-up which includes getting my thoughts on what I saw on tour Friday. Thursday &#8211; I had a 14 hour day, getting in an offer, responding to a counter, and ultimately, not getting the property. My clients had boundaries on what they were willing to pay and you can only respect that. They have a great mindset and understand that real estate can be emotional but ultimately it is a business decision, so fortunately, they weren’t too disappointed. Because Thursday was a grind, I decided to move a bit slower on Friday AM. I didn’t get to my Rotary meeting and I only toured 6 properties which I randomly selected. What I can say is the listings pretty much doubled from last week so the Spring selling season is kicking off!</span></p>

Yes, my brain popped a little bit given 2.5 acres in Atherton sold for almost $11mil, granted one side of the property sat on a busier street. As I was educated by Steve, because large properties so rarely come up in Old Palo Alto on streets that are in the heart of the neighborhood this one is priced for the prestige of it all. The trees are well positioned so you won’t be building around trees the city won’t let you take down. It is a beautiful piece of property and hopefully what one builds celebrates it vs building the absolute max and having it all be buildings and concrete.</span></p>

The back yard is a bit tight with the pool but for someone who likes to swim laps, it would be a win. The biggest plus is the garage hasn’t been converted so there is an opportunity to push the garage space out and put an ADU that would open to the pool.</span></p>

I am not sure how insurance will feel about those trees. This property is all about potential. It was built out over time. A lot of walls and narrow doorways, it is calling for some walls to be knocked down and rooms expanded. The backyard does look directly down on another house which is a bit of a bummer. This is also a lot that was divided so there is a house in front you can’t see from the house, but 927 is not street facing and the driveway, I believe will be some sort of easement, so be sure to check the property records!</span></p>

My only note is when you go to walk into the Primary you are immediately greeted by a big open bathroom to your right in bright blue which gave me a bit of a ‘whoa!’ moment.</span></p>

This one will stick in my mind for a while… especially the beautiful wood floors that creaked in all the right places.</span></p>

While it is true, it does sit on the corner of a main street, the house is surrounded by mature landscaping, is positioned on the property in such a way where you don’t feel like you are on top of the street and has an incredible lot size, so room for expansion. This house is fully remodeled so it is absolutely move in ready. Oh, and the main sitting room has a vaulted ceiling, a fireplace… it was just lovely.</span></p>

<p><span style="font-weight: 400;">Overall: Both are corner units positioned at the back of the property with lovely views of redwood trees, and private. Excellent location, very much within walking distance to downtown Menlo Park.</span></p>
<p><span style="font-weight: 400;">Unit 2 &#8211; is on the lower level which is still one staircase flight up. The current owners did an amazing job with styling and outfitting the apartment with built-ins. The built-ins allow for more floor space so the rooms feel big and spacious. I happen to like the positioning of the lower unit, the views felt a bit more picturesque. Worth noting both properties have lovely floor to ceiling windows in the main room.</span></p>
<p><span style="font-weight: 400;">Unit 6 &#8211; is on the upper level which is two flights of stairs up. This one didn’t have any customization work inside. </span></p>
<p><span style="font-weight: 400;">The big choice is whether you want upstairs or downstairs, and what view you like better! Both are excellent properties.</span></p>

The apartment itself is a generous 2 bedroom. It is a bit dated but I’d argue nothing immediate needs to be done.  While it sits on El Camino Real, I was shocked how quiet the unit was.</span></p>

The one drawback is while it is a single family home, it is part of a development so the houses around it all have a similar feel and look which makes it feel a bit more like a townhouse community.</span></p>

Located on the lovely Crescent Dr. They did a great job with positioning the house on the lot so one doesn’t particularly notice University Ave which is a main thoroughfare here in Palo Alto. They put in 2 kitchens upstairs to accommodate different cultures, a nice touch. I think this house would be tough for a young family as the bedrooms are split between the upstairs and downstairs, there are also stairs in the middle of the property so not particularly child friendly. The house has an odd flow to it, it feels choppy. The downstairs feels cavernous, just a lot of space that I am not sure would fully be utilized. It almost feels like 2 houses, the upstairs and the downstairs, but for those who have long staying guests it could be perfect.</span></p>

The current owners have done a wonderful job of keeping the older touches of the home while fully updating it. I would say this is more of a 3 bedroom as the 4th bedroom is quite tiny. The kitchen is also on the smaller side but it opens onto a generous family room with wonderfully large windows that overlooks a verdant green lawn. This property also has an incredible brick fireplace which adds just that extra dose of charm!</span></p>

These houses are 3 stories which is less than ideal for some that don’t have the knees for the stairs, but this property featured an elevator so a win! Actually, the property that was available in this community earlier this year had a couple moving out because they couldn’t take the stairs anymore. They wrote this lovely note to the future buyer about how much they loved living in their home and why they had to go. Their agent said they would move out of the area.. cut to they are looking at this property because they don’t want to leave this community and the elevator solves their issue with the stairs. Nothing like the potential of moving just down the street!</span></p>

Perfect for a young couple and or someone who wants to downsize and avoid stairs (although there are a few but not a whole flight!)</span></p>

They then created a driveway on the other side of the house that goes back to a small garage structure. I’d say, pick a side, lose the 1.5 driveways and make use of that wonderful property size. This house is in an excellent location and with a vision this could be a property that would gain a lot of equity with sensible work done to modernize and take advantage of the lot size.</span></p>

The community is 50% sold as of today’s date. The units are townhome style, a park in the middle of the complex with a number of the units bordering Greer Park. Yes, some of the units do face 101 and its privacy / retaining wall as this one did. For a young couple or young family this would be wonderful. There are a number of stairs so worth keeping in mind. Honestly, if I had to choose, I’d take a brand new condo vs a starter home that needs a bunch of work but alas it all depends on the commitment to remodel and the desire to stay in Palo Alto to ensure you’d make your investment back. The HOA covers all external maintenance. Garbage, electrical, water, all utilities are the responsibility of the buyer.</span></p>

It does need updating, but is the largest unit in this complex and all one level so very family friendly and perfect for those who might still want the space but not all the stairs. There is no pool at this complex but they do offer a shared room that can be rented out and a small gym. Gas and water are included in the HOA.</span></p>

My gut is this started out as a 2 bedroom as those bedrooms were huge compared to the one that looks like it might have been a porch at one time which does have an ensuite, and the bedroom on the lower level which I can’t say I’d use this as a bedroom given it is the only access to the backyard that doesn’t have one going through the back bedroom. The house does have charm and is in a wonderful location.</span></p>

The downstairs of this house felt like a bit of an after thought. The backyard offered a glorious pool.</span></p>

I was then off to pick-up a fellow agent to make the trip to Compass, San Francisco for a morning or networking with agents from all over the Northern California territory, next up the drive back South to Los Altos to meet with my client who wanted to view the following properties… I am advocating forcefully, yet respectively that they have the Mercedes Ave property a serious consideration, as it ticks a lot of their boxes. <p><span style="font-weight: 400;">My takeaways: Completely taken with this property. Tucked away on a quiet street, a welcoming entrance and a wonderful property. The 2nd and 3rd bedrooms were a wonderful size with vaulted ceilings featuring sky lights, they also had corner, paned windows which I think add so much character. The Primary had some excellent window upgrades that allowed the light to pour in. While the living space was on the smaller side, it is so clear how to expand this space if you really wanted to do that. The ADU is brilliantly separated from the main property which allows for a tenant, or should you choose, the fencing can be removed and the ADU be fully incorporated into the flow of the property. As I said in my opening, my clients should really think hard about this one! Worth noting, the house is 3 bedrooms 2 baths with the 4th bedroom and 3rd bath located in the ADU.</span></p>

<p><span style="font-weight: 400;">My takeaways: I am a bit shocked this property has been on the market for over 2 weeks. Usually, properties anywhere near and on Almond Ave go quickly given their proximity to downtown Los Altos and the excellent schools within walking distance. That said, I can see why this property has been on the market a bit longer… It is an excellent project! While it is move-in- ready, there is an opportunity to knock down some walls to create a beautiful open living space as the layout is very choppy right now. This lot, while large, doesn’t feel quite as large as one would think, my theory is, it is because the house is set back from the street giving it a larger front lawn. It also has a wonderful stroll up to the front door with flowers and plants abounding, but this ultimately takes away from having more backyard space.</span></p>

<p><span style="font-weight: 400;">My takeaways: This house is very similar to Mercedes offering more living space, and much closer to Cupertino for those who are all about Apple, but farther away from downtown Los Altos. There is an opportunity to knock down some walls and open the space up. It feels like there were some quick upgrades made in the bathrooms, namely because they felt really generic, to get the house ready to present with the goal of getting the best and highest price. The bedrooms are all a generous size with the kitchen being more sequestered and a space of its own with room for a breakfast table which to me is a nice change from the wide open spaces with all rooms in one!</span></p>
