Menlo Park Broker Tour Report

Today the story was about multi-million dollar homes! I continue to be surprised at what one gets at these price points. For example, 318 Warner Range Ave is a beautiful house but for $12mil, personally, I would not want to be looking into my neighbors window and have a backyard that is basically a patio space and that’s it. Now for $2mil less, Doris Dr offers a 1,000 sq ft smaller house + about the same lot size AND you get some backyard space, even a pool. Overall, a fun tour and it was a wonderfully warm day so I had the chance to roll down the windows and roll back the roof!

My takeaways: Beautiful, sophisticated, highly functional floor plan. The ADU on the Primary floor is brilliantly tucked away, it feels like its own wing. As you know with these new builds I struggle with the vacuous basements, but this one was divided up into spaces that can be put to use, although I do wonder how many sitting rooms one family needs!

My takeaways: True story. Got the key and couldn’t find the key hole. There was a digital pad but no code provided so I turned myself around and headed out. This is a great community and these condos are highly desirable given their location to Sand Hill Rd and I-280, a main thoroughfare to San Francisco and Cupertino. This one will be tougher for some as it isn’t at street level and requires descending a decent number of stairs to get down to the front door.

My takeaways: This one had me at “hello” with its front porch! The beamed vaulted ceilings, the natural wood floors (swoon) that you could see the texture in, and the wonderful mix of traditional and modern. I loved the “WC” callout on the downstairs bathroom door.

My takeaways: Bay Laurel has had quite a bit of construction on it as the old homes come down and buyers look to take advantage of the bigger lot sizes. It looked like there was only one construction project in this part of Bay Laurel, so not too bad. The main floor of the house felt snug, the dining room felt small, and a lot of right angle turns. The Primary on the main floor is a suite unto itself, it even offered a little bit of a foyer which was a surprise. The upstairs offers 2 bedrooms with a sitting room, excellent for older kids. I think younger families might struggle with this layout but if you can find a way to grow into the space, there is a bedroom down the hall from the Primary, so maybe bunk beds for a few years and then the kids can retreat to their own area of the house?

My takeaways: Excellent location. Overall a choppy layout. The lower level is essentially a beautiful 2 bedroom apartment. It isn’t closed off from the main house, just a flight of stairs down from the main floor. It has a fluidness to it that I wish the rest of the house did. Upstairs is the Primary and one bedroom, then a bedroom on the main floor, and then two on the lower level, overall a bit disconnected for the majority of families.

My takeaways: I could have sworn I toured this last year, but property history doesn’t show it on the market, nor another corner unit so I guess I am imagining things! It’s a tight fit, a lot of stairs, and steep at that. 3 stories, top floor is a bonus room that has a full bathroom so it can be a guest room, office… an overall flex space. While a detached single family house it does carry an HOA that maintains the landscaping and there is a wonderful playground area for kids.

My takeaways: I thought the lot on this would feel small, but they way the house is positioned you get a nice front and backyard. The garage hasn’t been converted yet, and I am not sure the size would even accommodate today’s car or SUV, unless it was a Mini! The main floor is choppy. If someone was up for a bit of work, and willing to lose the 4th bedroom on the main floor, one could open that ground floor up giving the kitchen, living room and family rooms a bit more space. Overall an excellent family home for the price point.
