It is still slow going on new properties coming to market. The most interesting property today was 160 Waverly, actually the term should be properties, some developer definitely has a vision, read more below. I will be busy with an open house this week, first of 2026 so getting back into shape, ha!

My takeaways: This unit is utilitarian. It has high ceilings which gives this small space a bit more breathing room. The second bedroom is tiny, like might fit a twin bed tiny. For a young couple it would make for an office, a reading space or a great nursery, but it would be a tight squeeze for an adult. This unit is a bit of a hike from the underground parking and main entry to the building.

My takeaways: This is not ready for sale, it was still under serious renovation! They opened it to Brokers to get an idea on pricing, so even that is subject to change. They expect this property to be officially on the market in 3 to 4 weeks. It is a corner lot that boarders a relatively busy road. The lot and house are both a decent size. The house is choppy, in fact I walked through it a few times to understand the layout. It does offer a pool which means most of the backyard is cement. They converted the garage into an ADU which is likely going to pose an issue for potential buyers. Here is California, it seems everyone parks on the street with the garage becoming coveted storage space.

My takeaways: This property is back on the market with a new agent and at a new price! We will see if that does the trick. Below is my original write-up when I first viewed the property last year.
They have been building this house for 3 years! The story; the seller bought the property, planned to build, and then found another property they liked better. It is a modern property, offers a great backyard, the opportunity for a bedroom downstairs which is staged as an office right now, and a wonderful amount of windows. The downside is the property borders Embarcadero, a main street that heads out to Highway 101 and sits across from a main traffic light.

My takeaways: This is in a great location. Walking distance to downtown Palo Alto. It is technically a 2 bedroom but the lower floor literally could be a Primary, and a really nice Primary with a bit more work to it. This property also offers great curb appeal, I love a porch, and a wonderful kitchen and back deck.

My takeaways: This is an interesting one. It is a single family house BUT it is really more of a townhome like setting. There are 4 properties total: 160 Waverly, 162 A & B, and 164. Each property is its own unit that is for sale. I believe Unit 162 B is the only one that has been sold. I happen to like 162 A the best, it has the same specs as 160 but is the ground floor and has outdoor space, and is $5,495,000. I also really liked 164. I will say, the soaring great room in 160 is one to see, a whole wall of windows and doors that retract and offer amazing indoor outdoor flow, along with probably the best placed staircase I’ve seen up to an expansive roof deck. The layout of the overall property is well done but I think the price point is too high which is why it has been sitting on the market for quite some time. It was removed from the market in December to let the days re-set. That said, they are gorgeous units. There is not an HOA fee, but there is a small fee to maintain the common areas and walkways that border the properties.

My takeaways: A perfect, charming cottage. I’ve been trying to think who the ideal buyer would be… I decided to go with a young couple (too many stairs for an older couple looking to downsize) who is looking to jump into property ownership. Perfect starter home. The downside is that this house does sit on a busy street but it does sit farther back on the lot and offers a lovely gated front yard which keeps it quaint and offers privacy.
