Menlo Park & Atherton Broker Tour Report

A good tour today! Although I am on the Sudafed so I ran out of energy to hit every property on tour today. 53 McCormick stole my heart. I am trying to figure out who the architect was! Built in 1933, a Tudor Revival. It would be like buying your own park, really incredible. Otherwise, I am hoping the sneezing will subside!

My takeaways: Woodsy is right. The second story of the house and its proximity to the trees makes you feel like you are living in a tree house. I am not sure how insurance will feel about those trees. This property is all about potential. It was built out over time. A lot of walls and narrow doorways, it is calling for some walls to be knocked down and rooms expanded. The backyard does look directly down on another house which is a bit of a bummer. This is also a lot that was divided so there is a house in front you can’t see from the house, but 927 is not street facing and the driveway, I believe will be some sort of easement, so be sure to check the property records!

My takeaways: I’ve covered this complex a few times before. It is a 55+ community. While it is an older complex the big center lawn area with the pool is definitely a selling point. What one should double check is if this unit has a washer and dryer, originally these were built without in unit machines – there is a shared laundry room.

My takeaways: This is back on the market after a 3 month rest, and at a price drop. This house has some lovely elements to it but overall for my taste it is just too much house + ADU for the property. The house also has tiny bedrooms, my POV, they would have been better having fewer and larger bedrooms. The basement needs purpose, it has an odd configuration. But, the front door, is AMAZING!

My takeaways: I tried to find this – one those lack of sign situations for me! Missed the street it said to turn on, went around the block, got to the complex and where all the parking is there weren’t any signs. Of course as I was driving away I saw a sign, but didn’t have the energy to go back!

My takeaways: A 2 person developer team was there and as I left I said “please keep some of the charm!” This is a charmer and for a young family this would be absolutely perfect in the now with the potential to expand in the future with its wonderful lot size – just need to double check where the trees sit as they aren’t easy to remove here is CA! My only note is when you go to walk into the Primary you are immediately greeted by a big open bathroom to your right in bright blue which gave me a bit of a ‘whoa!’ moment.

My takeaways: This house felt HUGE, you walk into a huge foyer with dueling curved staircases on each side (very Dynasty!) but it actually had a very practical layout. It is of a particular style which might not suit all tastes and the kitchen and bathrooms feel dated. That said, it offers beautiful wood floors, and a wonderful backyard featuring a pool and play area for the kiddos. 

 

ATHERTON 291 – El Camino to Alameda

My takeaways: This felt like a lot of house crammed into a small space, not only inside but outside (size of house to lot ratio). 3 levels and a lot of stairs but it did have an elevator. This property offered an odd mix of styles. It went from somewhat ornate (the kitchen) to minimalist (jade fireplace and white walls). Not much yard space. If this property is in your price range, I do believe there would be more to be had out there!

 

ATHERTON 292 – Middlefield to El Camino Atherton

My takeaways: Stunning. Magical. Swoon. 1933 Tudor Revival – it’s been in the same family for 60 years. Yes, there are updates to be done. New buyers will most likely want bigger bathrooms and a reconfigured kitchen (felt like there was a lot of counters in what is a large space), but the grounds… The grounds would be your own personal park. This one will stick in my mind for a while… especially the beautiful wood floors that creaked in all the right places.
