Menlo Park & Atherton Broker Tour Report

This was it. 4 new properties and one that has been re-listed from last year. I am in a bit of amazement at how little is coming to market. All of this just makes the buyers that much more impatient and ready to jump for any property that has any promise. I toured a house in Mountain View over the weekend (on Sunday morning, not an official open house, and 3 other families were there!), which has been owned by the same family since 1970, great neighborhood, functional as it is now but will need updates, and left thinking there is going to be an all out war for this house as so few have come to market. For many buyers, as they say, the search will continue!

My takeaways: Admittedly, I was less than thrilled with the pull up to this house, as there is an easement / driveway to get back to it as it sits behind other houses on a cul-de-sac with one other house – the space feels tight. But once you are on the property which is slightly sunk down from the properties in front, it is so quiet and private. I loved that the upstairs could be accessed by 2 different staircases on either side of the house. The backyard was lovely. The primary is on the first floor which is a no go for some families. The house can feel a bit dated at times, especially the kitchen but overall this is a wonderful house with a very cool grill pit!

My takeaways: This was cool to step back in time! The units each offer the same bed and bath count but have completely different layouts. These have incredible potential to be much in demand rentals once they are fixed up in my humble opinion!

My takeaways: This property offered a ton of light, and room to expand to the back of the property if needed. I wasn’t in love with the 2nd bedroom being right off the front door, but the main sitting area is spacious with a huge window that looks out onto a very private backyard. The one detail I found funny is that it is attached to the house next door. The shared wall is the garage for 1015 Mallet, not sure how big of a deal this is, as you really don’t notice from inside the house or the backyard. A wonderful quiet street in excellent proximity to downtown Menlo Park.

My takeaways: This one is so well done, on the small side but with the back of the house essentially a folding door that steps out until a beautiful backyard it feels a lot larger than the square footage indicated. The kitchen is on the small side, but it offers a very groovy farm house door that steps right out to a cafe table and chairs, and with a California’s warm weather this would make for a perfect breakfast nook.

My takeaways: The below are notes from my first visit. But today, I had in mind what a stately address this is. Feels like it could be the name of a high drama TV show… “Stay tuned for the next episode of 55 Irving.” Ha!
Written Sept 2025: This one was swoon worthy. Really well done. You can feel the quality of the construction and I like a house that has a back staircase for better living flow. The downside to this property is the backyard isn’t as deep as you’d expect for a house this size, and it backs right onto Marsh Rd which is a main thoroughfare so as you lounge by the pool (by the way, the wood decking in amongst the stonework for the lounge chairs is a wonderful touch) expect to hear the hum of traffic.
