Menlo Park & Atherton Broker Tour Report

A full list today of which I didn’t get to all of the properties. I even skipped on that is listed at $23mil simply because I wanted to see more houses, and those big houses sometimes go on forever! Menlo Park is more active when it comes to Palo Alto with new inventory coming to market. That said, the Private Exclusive list for Palo Alto is a lengthy one, so properties are lining up to come to market

Speaking of Private Exclusives.. Saw one today at 807 Menlo Oaks Drive. WOW. Almost 3/4 of an acre. Tucked back in a wooded area, private, park-like, This is a special property. I am quite certain a new buyer will come in and expand, I can only hope they do save some of the character of this beautiful property.

My takeaways: This is the first unit I have seen in this community that has been updated. All the bathrooms, kitchen, fresh carpet, even the exterior seems it gleams just a bit whiter than its neighbors. The bedroom on the main floor has huge sliding glass doors which I am not so sure how practical that is for privacy… sure you could hang a big curtain but it would be a lot of curtain! The upstairs bedrooms are both ensuite and generous sized rooms. They sit right at the top of the stairs, one to the left, one to the right which felt a bit cramped. The living space was excellent and a great backyard to enjoy.

My takeaways: A brand new build that has broken the trend of a white cube with black accents. Really well done. I thought the layout was functional, the right size, wasn’t vacuous, and surprisingly didn’t offer a lower level. Loved how they tucked the ADU into the footprint of the home. This house is on a flag lot, so a shared driveway, but it still feels private. I will note the property to the left of 1866 when you are standing upstairs looking out the windows is a bit rough, note #2 is that if that property were to sell in the future a new house will likely go up so a thought to future construction. That said, that risk could be on any street that is a mix of new and old houses on it.

My takeaways: This house was more charming on the outside than on the inside. Excellent location in the Allied Arts area. The layout of the house felt choppy. There is a circular staircase that is a focal point upon walking in, but it only goes up to a loft space… it feels like it is calling for more of an upstairs. The wood floors had a beautiful inlaid design, and yard while small goes around the house. All that said, this home is ready to host its next family!

My takeaways: I couldn’t find this… hey, at least I am honest. Sat Nav sent me to a parallel street and once I did get on University Dr, I didn’t see any signs for an open house so I kept it moving!

My takeaways: This is a complex that has a lawsuit against I think the developer. The lawsuit has been cleared up so these properties are coming to market. This is a front facing unit and I fear a bit overpriced given the other 2 units, while smaller, are in the back of the complex and offer a lovely woodsy view and have been reduced by $100K in the last couple of weeks. This complex has excellent proximity to downtown Menlo Park. The other 2 units available are below.

My takeaways: This house was very much a 2,000 sq ft rectangle. The set-up of the bedrooms is well done, but the rest of the house is unnecessarily choppy and there are updates to be had. A solid functional house that with a bit of vision could be architected to take better advantage of the space the the wonderful backyard. The house does sit on a street that has a number of condo complexes at the top of the street, this house does share a property line with one of these units – you don’t see the complexes from the property or the backyard but worth noting.

My takeaways: 2nd floor unit with no elevator! Brought me back to my Brooklyn walk-up days! If you don’t have strong legs you will! The climb is worth it. A lovely unit, with great updates and bedrooms that are a generous size, more than what you’d expect. The courtyard that all the units face is charming, there are worst settings to start and end your day in. Worth noting, this complex does sit close to the Menlo train station… but this could be a blessing if you need to catch that train every morning!

My takeaways: An incredible property. The house looked like an original that the current sellers essentially gutted, updated, but the ranch style structure was kept. Gardens and yard space like you can’t imagine. The separate studio has been turned into an electronic golf range! Super cool. The only potential downside is that it does share a property line with Menlo Atherton Highschool. It is the back of the school that you can see so it isn’t a main thoroughfare on the school campus… the good news is, you know the school property will remain and no huge house will go up!
