Palo Alto Broker’s Tour

Another short and sweet tour today! Only one new property came to market, the rest are repeats. Fortunately, I didn’t see some of the repeats when they first came to market so had an opportunity to do some exploring!
PALO ALTO 233 – South Palo Alto

My takeaways: The footprint of this house works but it needs quite a bit of work. The turned the original garage into a bedroom which is fine except for they replaced the garage door with a huge window so when one wakes up in the AM it is like HELLO WORLD as that bedroom is front facing. They then created a driveway on the other side of the house that goes back to a small garage structure. I’d say, pick a side, lose the 1.5 driveways and make use of that wonderful property size. This house is in an excellent location and with a vision this could be a property that would gain a lot of equity with sensible work done to modernize and take advantage of the lot size.

My takeaways: 50 days on market. The story behind this is it isn’t just one Condo, this is just a spec home in a entirely new community, so ignore the 50 days! The community is 50% sold as of today’s date. The units are townhome style, a park in the middle of the complex with a number of the units bordering Greer Park. Yes, some of the units do face 101 and its privacy / retaining wall as this one did. For a young couple or young family this would be wonderful. There are a number of stairs so worth keeping in mind. Honestly, if I had to choose, I’d take a brand new condo vs a starter home that needs a bunch of work but alas it all depends on the commitment to remodel and the desire to stay in Palo Alto to ensure you’d make your investment back. The HOA covers all external maintenance. Garbage, electrical, water, all utilities are the responsibility of the buyer.

My takeaways: On tour for the second week in a row… here are my comments from last week’s report.
Can’t say this is a Penthouse, but it is on the top floor and gets a ton of sunlight! It does need updating, but is the largest unit in this complex and all one level so very family friendly and perfect for those who might still want the space but not all the stairs. There is no pool at this complex but they do offer a shared room that can be rented out and a small gym. Gas and water are included in the HOA.

My takeaways: 43 days on market. Lovely. A single story, spacious, refined bungalow. The floor plan is a bit choppy. My gut is this started out as a 2 bedroom as those bedrooms were huge compared to the one that looks like it might have been a porch at one time which does have an ensuite, and the bedroom on the lower level which I can’t say I’d use this as a bedroom given it is the only access to the backyard that doesn’t have one going through the back bedroom. The house does have charm and is in a wonderful location.
