Menlo Park/Atherton District Tour Report

With Menlo Park and Atherton’s listing being on the slimmer side today, I ventured to Woodside! Woodside is known for its huge properties, wealthy residents and even some famous folks that call it home. It also offers Huddart State Park which offers some wonderful hikes. It turns out, I also found my favorite property of the day there! Read more to find out.

 

The market overall? Inventory continues to sit, price reductions are more prevalent and if sellers can hold off listing or pull their properties from market to list later they are doing so.

 

MENLO PARK 301 – Sharon Heights / Stanford

My takeaways: There are actually 4 units available in this condo complex, 2 were open for Broker’s tour today.  I ended up meeting a lovely woman who resides at 2140 and was checking out what was on the market so we strolled together between the two units. I asked her what’s the demographic of a typical tenant and she said it was an older community and is a wonderful place to live. 2140 offers 1 and 2 bedroom apartments.

 

E208 – is the other unit I saw. It was $975K and has been reduced to $895K. Offered by Kavanaugh Real Estate Group.

 

Both units need work. D207 has the better view and new floors and carpets with the bathrooms and kitchens needing to be re-done, it also didn’t offer a washer and dryer in the unit. E208 also needs quite a bit of work, floors, bathrooms and kitchen and has an in unit washer and dryer. 

 

MENLO PARK 304 – Allied Arts / Downtown Menlo Park

My takeaways: Excellent location, truly within walking distance of Santa Cruz Ave, the main drag in Menlo Park. A fireplace that looks like it could be an original which brings so much charm as you step into the property. Overall a picture perfect house, thoughtfully remodeled  with a wonderful backyard, and a great basement level (with a huge window for light) 1 bedroom with full kitchen and bath.

 

MENLO PARK 308 – Willows / O’Conner Area

My takeaways: While on a busier road once in the property you don’t hear any of the hum of traffic, so I will assume double paned windows! Wonderful house. The rooms are a great size, not too big, perfectly suited for a family. The property also offers a bedroom on the main floor, not an ensuite, but the configuration makes it feel private.

My takeaways: I am intrigued as to who rented these properties given they are 1 bd / 1 bath and 700 sq ft, but these details weren’t readily available. Don’t get me wrong, I owned a place in Brooklyn, NY that was 425 sqft so small spaces don’t scare me but 700 sqft in California feels tight! 2 offers already on this property, one investment, one to develop the property into a house. It is worth noting right across the street are $4mil+ houses so it is a good investment regardless of what the buyer plans for it!

My takeaways: The 1 bathroom is going to hold this property back, but Jackie offers a floor plan of how one could add a second bathroom within the main structure of the house. It is in the Fair Oaks area of Menlo Park, an area that I am starting to really like. Tree lined streets, bungalow style houses, a great neighborhood feel. A resident I met who has lived in the neighborhood for 11 years, said it is a convenient location and they love living there.

My takeaways: This property offers what 510 8th Ave didn’t, which is a second bathroom, and the garage has been re-done as an office, although the yard is smaller. There was already a family scoping it out as I toured this morning, so I suspect it will move relatively quickly. 

 

There are currently 4 properties in and around Fair Oaks, so make an afternoon of it and come check them all out!

 

ATHERTON 292 – Middlefield to El Camino Atherton

My takeaways: With this open house, I finally got the story on this house that I pass oh, so often! Honestly, it kind of looked like it was abandoned, turns out it is a new build. It is a massive property, it feels like there are bedrooms everywhere you turn, the style is a bit all over the place, some modern, some more traditional, huge pieces of marble, so I am not sure what the vision was. The ADU is effectively a 2 bedroom house, it also has its own street address so could be a stand alone rental. A buyer will have to have the vision of how to make this property a home.

 

WOODSIDE 274 – Central Woodside

My takeaways: The entrance to this property starts with a hairpin turn into the driveway and then a straight ascent. I was just praying there wasn’t someone who was coming down as it wasn’t clear where I would go other than reverse! The 1.5 acres is a hillside, although there was some terracing to create a bit of a backyard. This house hasn’t been on the market for 50 yrs, so needs quite a bit of work, but if you aren’t keen on neighbors this is your place as you feel like you are the only one on the hill!

My takeaways: Can’t say I was planning to visit this property and it turned out to be my favorite on tour today! With 957 University Dr. being the runner up. Nestled in the trees, set back from the main thoroughfare of Woodside Rd., this felt like a modern cabin. It had my preferred layout with the primary on one side and the secondary bedrooms on the other. It had a great flow and huge windows overlooking the lush backyard which helped to make the space feel bigger than its 2378 sqft. Great backyard with garden beds and a creek. Why did it win my heart on today’s tour? Because it offers a treasured reading nook with a wall of books that has a sliding library ladder, sighhhhhhhh!
